What we do in N8 and the ladder
Crouch End is big Edwardian houses, most of them converted into two or three flats in the 1970s–90s, and that is where nearly all our work here comes from: landlord EICRs on the upper flats, consumer unit replacements from £550 labour-only where each flat still has its own plastic or wooden board in the communal hall, sorting out shared supplies and unlabelled meters, and full or partial rewires when a buyer’s survey turns up rubber cable — see consumer unit replacement in Haringey and our rewire cost guide. On the Harringay ladder it’s late-Victorian terraces, many split into flats or let as HMOs to Finsbury Park commuters: HMO EICRs, fire alarm and emergency lighting circuits, and kitchen and loft extensions. In Hornsey around the High Street and the Campsbourne estate it’s a mix of council-built and new-build blocks, including the New River Village flats where we do block bookings for managing agents. Owner-occupiers across the whole patch want EV chargers on the driveways that the wider Crouch End streets actually have, garden offices and studio supplies, and smart lighting on the larger refurbishments. If the power is actually off, our emergency electrician Haringey page covers urgent response.

N8 landlords: Haringey licensing and the 28-day clock
Haringey runs additional licensing for HMOs borough-wide and selective licensing in a set of wards that includes parts of Harringay and Hornsey; both ask for an EICR less than five years old at application. Since 1 May 2026 the penalty ceiling for breaching the Electrical Safety Regulations is £40,000 per breach, and an unsatisfactory report gives you 28 days to complete remedials and get written confirmation. We issue the report on the day and quote remedials from the schedule. The converted-house complication is that the communal hall lighting and the landlord’s supply are usually outside any one flat’s EICR — EICRs for leasehold flats and communal areas explains who is responsible for which bit, and the landlord compliance checklist covers everything else the council will ask for. Borough-wide context is on electrician Haringey and prices on the EICR cost guide.
Edwardian conversions: what usually comes up on an EICR
Three findings account for most C2s in Crouch End flats. First, a 1970s board with no RCD serving a flat that has since gained a shower, a dishwasher and an outdoor socket. Second, borrowed neutrals and shared circuits between flats left over from when the house was one dwelling — a landing light fed from the ground-floor flat is the classic. Third, no main bonding to the gas and water where the meters were moved into a communal cupboard. A board change with RCBOs and a bonding upgrade clears the first and third in a day; separating shared circuits is a half-day job we quote after the report.
Frequently asked questions
Do you cover Hornsey and Harringay as well as Crouch End?
Yes — all of N8 plus the N4 side of the ladder. Neighbouring pages: Stroud Green, Finsbury Park, Wood Green, Archway and Tottenham.
Our converted house has three fuse boards in the hall — whose is whose?
We trace and label them as part of the first visit; a shared-supply survey is usually £108 and saves every future electrician the same hour of guesswork.
Can you rewire a top-floor flat without taking the ceilings down?
Usually yes — cables are dropped from the loft above and fished behind lath-and-plaster. It adds roughly a day compared with a purpose-built flat.
Is there parking?
Most of N8 is a CPZ on weekdays. Tell us the zone when you book; a visitor permit or a driveway saves you the parking cost we would otherwise have to add.
