What we do in E14, E1W and E1
This is the most warehouse-conversion-heavy patch in London, and it shapes the work. In the Narrow Street, Wapping High Street and Metropolitan Wharf conversions the jobs are landlord EICRs on flats with 1980s–90s wiring that has never been inspected, consumer unit replacements from £550 labour-only where a plastic board sits in a timber-framed riser, fault-finding on exposed-brick walls where cable runs are surface trunking, and lighting upgrades to the original cast-iron columns. In the Limehouse Basin and Shadwell Basin blocks it’s 2000s leasehold flats with electric-only heating, block bookings for managing agents and the communal/private boundary questions we cover in EICRs for leasehold flats. On the Barley Mow, Berner and Glamis estates it’s right-to-buy flats now privately let — see consumer unit replacement in Tower Hamlets. Around Cable Street and Salmon Lane it’s Georgian and Victorian terraces: rewires, kitchen circuits and EV chargers for the few with off-street parking. Short lets are dense here because of the Wharf commute — read EICRs for Airbnb and short lets before assuming you’re exempt. If the power is actually off, our emergency electrician Tower Hamlets page covers urgent response.

Labour-only, materials at trade cost, no riverside or zone-2 premiums — same-day EICRs are usually possible when a tenancy start, licence inspection or completion date is close. Parking is the practical issue in Wapping; if the block has a visitor bay or a loading bay code, tell us when you book.
E14/E1W landlords: selective licensing and the 28-day clock
Tower Hamlets’ selective licensing scheme covers a large part of the borough including the Shadwell and Limehouse wards, and licence applications and renewals ask for an EICR less than five years old. Since 1 May 2026 the penalty ceiling for breaching the Electrical Safety Regulations is £40,000 per breach, and an unsatisfactory report gives you 28 days to complete remedials and get written confirmation. We issue the report on the day, quote the remedials from the schedule, and where the flat is empty we usually fix C2 items on the same visit. Changing tenants? A satisfactory report carries over — our new-tenant EICR guide explains what you must hand over before they move in. Full borough context is on electrician Tower Hamlets and prices on the EICR cost guide.
Warehouse conversions: what usually comes up on an EICR
Three findings account for most C2s in Narrow Street and Wapping conversions. First, no RCD protection on socket circuits — most conversions were wired in the late 1980s to the 15th Edition, before RCDs were required. Second, undersized or missing main bonding to the building’s steel or the incoming water, because the original riser was shared and nobody owned it. Third, surface-run cable in metal trunking that isn’t earthed. None of these means a rewire; a board change with RCBOs and a bonding upgrade clears all three in a day.
Frequently asked questions
Do you cover Wapping and Shadwell as well as Limehouse?
Yes — E1W, E1 south of the Highway and E14 west of the Basin are one patch for us, and we also cover Poplar and the Isle of Dogs, Stepney and Mile End and Whitechapel.
My flat is in a gated riverside block — do you need the freeholder’s permission?
Not for work inside your demise. For anything touching the riser, the communal earthing or the landlord’s supply, the managing agent needs to be involved; we deal with them directly on block bookings.
Can you do an EICR on a short-let flat between guests?
Yes. A 1–2 bed takes about two hours, and we work around changeover times.
Is the electricity supply in old warehouse buildings enough for an EV charger or induction hob?
Often not without checking. Many conversions share a 60A per-flat supply; we check the cut-out fuse and the block’s headroom before quoting anything above 32A.
