What we do in E15 and E20

Stratford is two very different housing stocks side by side. West of the railway it is Victorian terraces off Leytonstone Road, Maryland and West Ham Lane, most of them split into flats or let as HMOs, and east of it the post-2012 blocks of the Olympic Park — East Village, Chobham Manor, Glasshouse Gardens, the Stratford Halo — which are almost entirely rented. That makes the landlord EICR the most-requested job by a distance: from £140 for a flat, from £180 for a converted terrace on 9–12 circuits, from £300 for a licensed HMO. Newham’s borough-wide selective licensing scheme means nearly every private let in E15 needs a licence, and the licence conditions add PAT testing of supplied appliances and working smoke and heat alarms to the five-yearly EICR. Second is fault finding in the older terraces — tripping RCDs, dead sockets on one floor, a burning smell from an overloaded kitchen ring — from £108. Third, in the newer blocks, is remedial work after a management-company EICR: replacing the developer’s board with RCBOs where a single shared RCD is tripping the whole flat, adding sockets, and sorting the electric-shower or immersion circuit that was never on its own breaker. See the EICR cost guide for how the price is set and EICRs in Newham for the borough page.

Stratford wiring: what usually comes up

In the terraces west of the station three findings cover most reports. First, the flat conversion done on the cheap — one supply and one board feeding two or three flats, a sub-main in flex rather than armoured or double-insulated cable, and no RCD on the upstairs flat at all. C2, and the fix is a proper board per flat from £550 each and a sub-main from £350. Second, the HMO kitchen: six tenants, one 32 A ring, a washing machine, a tumble dryer and two air fryers on a four-way extension lead — the ring is fine on the schedule but the load is not, and the answer is a dedicated circuit or two from £180 each. Third, old rubber or early PVC wiring behind modern faces in the houses that were never rewired, which shows up as low insulation resistance on the lighting circuit and is a rewire conversation rather than a board change. In the Olympic Park blocks the picture is different: the installation is sound but the developer fitted a split-load board with one RCD across half the flat, so a faulty appliance takes out the fridge and the router together. Swapping it for an RCBO board, from £550, is the most common job we do in E20, and it is the tenant rather than the landlord who usually asks for it first.

E15 landlords, HMOs and Newham licensing

Newham licenses privately rented homes across the borough — the selective scheme covers most of E15, and HMOs need an additional licence on top — so a satisfactory EICR under five years old is not only the national rule but a licence condition checked on application and renewal. The penalty ceiling for a missing or unsatisfactory report is £40,000 per breach since 1 May 2026, the report has to reach the tenant within 28 days and the council within seven of a request, and licence applications now ask for the certificate up front. We issue the report on the day, quote the remedial work with it, and re-issue a satisfactory certificate after the work at no charge. The landlord compliance checklist lists everything the licence will ask for; EICR renewal timing is covered separately.

Frequently asked questions

Do you cover Maryland, Forest Gate and West Ham?

Yes — all of E15 including Maryland and the E20 Olympic Park estates; Forest Gate E7, Plaistow E13 and East Ham E6 have their own pages. Neighbouring pages: Bow, Leyton, Leytonstone and Poplar & Isle of Dogs.

Can you get into an East Village or Chobham Manor block?

Yes. We work regularly with the managing agents on the Olympic Park; give us the concierge or block-management contact when you book and we arrange access, parking and any permit-to-work the block requires. Most of these jobs are done inside two hours.

How quickly can you do an EICR for a Newham licence application?

Usually inside the week, and same-day if a licence deadline or a council inspection is the reason for the call. The report is emailed the same day and is accepted by Newham’s licensing team without change.

Is there parking?

Most of E15 is in a Newham CPZ during the day, and the Olympic Park blocks have no visitor parking, so we work from a visitor permit where the property has one or add the actual parking cost at the end — we tell you which before the visit. There is no parking charge for evening or weekend appointments outside the CPZ hours.
