What Is an EICR?

An EICR (sometimes called an electrical safety certificate or periodic inspection report) is a comprehensive assessment of your property’s electrical installation. A qualified electrician inspects and tests every circuit, socket, switch, and connection in the property, checking for deterioration, damage, defects, and non-compliance with current wiring regulations.

The inspection covers your consumer unit, earthing and bonding arrangements, all wiring, socket outlets, light fittings, and any fixed electrical equipment. We use calibrated test instruments to measure insulation resistance, earth fault loop impedance, and RCD disconnection times.

Who Needs an EICR?

Landlords (Legal Requirement)

Since 1 July 2020, all private landlords in England must have a valid EICR before new tenants move in, and renew it every 5 years. A copy must be provided to tenants within 28 days of the inspection, and to the local authority within 7 days if requested. Non-compliance can result in fines of up to £30,000 per breach.

Homeowners

While not a legal requirement, homeowners are advised to have an EICR every 10 years, or every 5 years for properties over 25 years old. An EICR can identify hidden dangers like deteriorating wiring, poor earthing, or overloaded circuits before they cause a fire or electric shock.

Property Buyers & Sellers

If you are buying a property, an EICR can reveal electrical problems that a standard home survey would miss. If you are selling, having a recent EICR can speed up the sale and give buyers confidence. Many solicitors and mortgage lenders now request sight of an EICR.

What Happens If Problems Are Found?

EICR Observation Codes

C1 — Danger present: Risk of injury exists. Must be rectified immediately.

C2 — Potentially dangerous: Could become dangerous. Must be rectified urgently.

C3 — Improvement recommended: Not immediately dangerous, but improvement would enhance safety.

FI — Further investigation: More detailed examination needed to determine the nature and extent of a defect.

If C1 or C2 codes are found, remedial work is required. For landlords, this must be completed within 28 days (or immediately for C1). We can carry out all remedial work on the spot and retest at no additional inspection cost.
