What Is an EICR?
An EICR is a detailed assessment carried out by a qualified electrician. It checks the condition of your electrical installation, identifies any deterioration, defects, or non-compliance with current safety standards, and tells you whether remedial work is needed.
Do Landlords Need an EICR?
Yes, it is a legal requirement. Since 1 July 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations require all landlords to have a valid EICR for every tenancy. The EICR must be renewed every five years. Failure to comply can result in fines of up to £30,000 per breach.
Do Homeowners Need an EICR?
While not a legal requirement for homeowners, it is strongly recommended every ten years, or every five years for properties over 25 years old. An EICR gives you peace of mind that your wiring is safe and is increasingly requested by home insurance providers.
When Buying or Selling a Property
If you are buying a property, requesting an EICR as part of your due diligence is highly advisable. It can reveal hidden problems that a standard home survey would miss. If you are selling, having a recent EICR available can speed up the sale.
What Happens During an EICR?
Our inspectors test every circuit in the property, checking the consumer unit, earthing, bonding, sockets, and light fittings. We use calibrated test instruments to measure insulation resistance, earth loop impedance, and RCD trip times. The inspection typically takes two to four hours for a standard three-bedroom home.
What If Problems Are Found?
If the EICR identifies C1 or C2 issues, remedial work is required. For landlords, this must be completed within 28 days. We can carry out remedial work immediately and provide an updated EICR showing the issues have been resolved.
