Many people never think about the electrical wiring in their home until something goes wrong. But just like a boiler service or a car MOT, your electrics should be checked regularly to ensure they are safe. Here is how often different types of properties should be inspected.
Recommended Inspection Intervals
Rental properties: Every 5 years (legal requirement since 2020)
Owner-occupied homes: Every 10 years
Homes over 25 years old: Every 5 years
When buying or selling: Before exchange of contracts
After major alterations: Any significant building work that may have affected the wiring
Commercial premises: Every 5 years (or 3 years for some high-risk environments)
Swimming pools and saunas: Every year
Why Regular Checks Matter
Electrical wiring deteriorates over time. Insulation becomes brittle, connections work loose, and the demands we place on our electrical systems have increased enormously with modern appliances, devices, and electric vehicle charging. A circuit that was perfectly safe when installed 20 years ago may now be overloaded or deteriorating.
Faulty wiring is responsible for around 14,000 house fires in the UK every year. Regular electrical inspections identify problems before they become dangerous.
What Does an Electrical Check Involve?
A proper electrical check is called an EICR (Electrical Installation Condition Report). A qualified electrician tests every circuit, checks the consumer unit, earthing, bonding, and all accessories. The inspection takes 2-4 hours for a typical home. Read our full guide: Do I Need an EICR?
