What we do in E12

Manor Park is almost entirely late-Victorian and Edwardian terraced housing, built between the 1890s and 1914 as the railway suburb grew east of Forest Gate, and it has three things going on electrically. First, the terraces are large — three and four bedrooms, often with a rear addition and a loft — and a high proportion are let by the room or as HMOs, which makes the HMO EICR from £300 and the mains-interlinked alarm work that goes with a Newham HMO licence our most regular call. Second, most of the houses were rewired once, in the 1970s or 1980s, and that wiring is now at the age where the report comes back with a rewireable board, no RCDs, and sometimes a run of old rubber cable left in the loft or behind a fireplace: a new RCBO consumer unit from £550 clears the board observations, and we quote the full rewire honestly where the cable itself has gone. Third, the loft conversions and rear extensions that have gone on across E12 in the last fifteen years bring us new circuits, cooker and shower supplies, and the EICR that a buyer or a lender now asks for. Manor Park sits inside Newham’s borough-wide selective licensing scheme, so every privately rented house and flat needs a satisfactory EICR under five years old. See the EICR cost guide for how we price a report and EICRs in Newham for the borough page.

Manor Park wiring: what usually comes up

Four findings account for most of the reports we write in E12. First, the 1970s rewire behind a rewireable fuse board: PVC cable that tests fine, a Wylex board with fuse wire, no RCD anywhere. That is a C2 for sockets that could feed outdoor equipment and for any bathroom circuit, and the fix is a board change from £550, not a rewire. Second, rubber or lead-sheathed remnants in the loft or feeding a landing light that the 1970s rewire never reached — a C2 or C1 depending on the state of the insulation, and usually a single-circuit replacement from £180 rather than a whole-house job. Third, room-by-room lets with a cooker or heater in every room spurred off one ring: overloaded ring finals and scorched sockets, fixed with dedicated circuits from £180 each and, where the house is a licensed HMO, an RCBO board so one tenant’s fault does not put the others in the dark. Fourth, houses converted to two flats with one supply, especially along Romford Road and the High Street North end where the ground floor is a shop: no separate isolation for the upper flat, sometimes flats on the shop’s meter. We price the proper landlord’s board and split on its own page, and the shop-plus-flats case on the shop with flats above page.

E12 landlords, HMOs and Newham licensing

Newham’s selective licensing scheme covers every privately rented home in Manor Park, and the additional licensing scheme covers every HMO. Both make a satisfactory EICR under five years old a condition, alongside the 2020 Electrical Safety Regulations: a copy to the tenant within 28 days, a copy to the council within 7 days of a request, remedials done within 28 days, and since 1 May 2026 a civil penalty of up to £40,000 per breach under the Renters’ Rights Act. For HMOs the licence also asks for a mains-interlinked fire alarm system to the LACORS grade for the house, emergency lighting on the stair in larger houses, and a fire door schedule — we do the alarms and emergency lighting (from £108 per fitting) on the same visit as the EICR and certify them separately. A first-cycle EICR on a Manor Park terrace let by the room usually comes back unsatisfactory on the board and one or two circuits; we price the remedials on the day and can normally do them within the 28-day window. Our landlord compliance checklist covers the paperwork, and the HMO electrical compliance page covers what the licence inspector looks for. Aldersbrook, north of the Flats, is E12 but in Redbridge — see EICRs in Redbridge.

Frequently asked questions

Which parts of Manor Park do you cover?

All of E12 in Newham: both sides of Romford Road from Woodgrange Park to the Ilford boundary, Little Ilford, the Church Road and Browning Road area, the streets north of the station towards Wanstead Flats, and the High Street North end. Forest Gate E7 and East Ham E6 have their own pages; Aldersbrook is covered under Redbridge; the Newham EICR page covers the borough.

My Edwardian terrace was rewired in the 1970s — does it need rewiring again?

Usually not. 1970s PVC cable normally tests satisfactorily at 50 years old; what fails is the board and the earthing arrangements. A new RCBO consumer unit from £550, plus any rubber remnants replaced circuit by circuit from £180, brings most of these houses to a satisfactory report. We only recommend a full rewire where the insulation resistance readings are actually low, and we show you the readings.

Do you do the fire alarms for a Newham HMO licence?

Yes — mains-interlinked smoke and heat alarms to the grade the licence asks for (from £108 for the first alarm), emergency lighting on the escape route where required, and the EICR, all on one visit with separate certificates for the licence application.

Is there parking?

Most of E12 is in a Newham CPZ during weekday hours, with the residential streets north of Romford Road on permit-visitor schemes. We use a visitor permit where the property has one, otherwise the actual parking cost is added at the end and we tell you which before the visit. No parking charge for evening or weekend appointments outside CPZ hours.
