F & A Electrical is an NICEIC-approved, Part P registered electrical contractor working across Holloway N7 — Holloway Road and the Nag’s Head, Lower Holloway, Hillmarton and Mackenzie Road, Tollington, Hornsey Road, the Caledonian Road side, and the estates either side of the main road. We are based in Tottenham N15, which is fifteen to twenty-five minutes across on the A503 depending on the hour, so N7 is genuinely local work for us rather than a postcode on a list. Call 07407 627542 or 07500 721453, or email info@faelectrical.co.uk.
Holloway is the most mixed housing patch in Islington, and the work splits four ways: Victorian terraces that have been subdivided and added to for a century, the big post-war estates, the above-shop flats along Holloway Road and Caledonian Road, and the 2005–2015 conversions whose value-engineered electrics are now twenty years old. Each one fails differently, and each is covered below with the prices we actually charge.
What we do in N7
- EICRs for landlords, agents, vendors and buyers — single lets, converted flats, estate leaseholds and licensed HMOs.
- Consumer unit and fuse board replacement, including the earthing and main protective bonding that usually has to go in alongside it.
- Full and partial rewires, including lath-and-plaster terraces where the lighting has no earth.
- Fault finding — tripping RCDs, intermittent lighting, dead sockets, immersion heaters, borrowed neutrals between flats.
- Sockets, lighting, switches and extractor fans.
- EV charge point installation where there is genuine off-street parking.
- Emergency lighting, fire alarm wiring and PAT testing for HMOs, blocks and the shop units along Holloway Road and Seven Sisters Road.

What N7 electrical work usually looks like
Victorian terraces around Hillmarton Square, Mackenzie Road, Tytherton Road and the Mercers Road conservation area. Two and three-storey terraces, very often split into upper and lower flats at some point in the last fifty years. The pattern we find is a lighting circuit running through lath-and-plaster with no circuit protective conductor, one ring final doing the whole of the kitchen and half the ground floor, a board on a wooden backboard in the meter cupboard, and at least one circuit that has been extended by somebody who did not test afterwards. Conversions also throw up borrowed neutrals between the two flats, which is a C2 and a genuine shock risk at the switch.
The post-war estates off the Holloway Road — Andover, Bemerton, Hillrise and the Newington Barrow Way blocks. Built between the mid-1950s and the mid-1980s, now a mix of tenanted and leasehold flats. The wiring varies block to block, and more importantly flat to flat: a lot of the tenanted stock had new boards and new kitchen circuits under the Decent Homes programme in the 2000s while the lighting was left alone, and flats sold under Right to Buy before that often missed the programme entirely. We have written the decision up in full — does an ex-council flat need a new fuse board or a rewire?
Above-shop flats on Holloway Road, Seven Sisters Road and Caledonian Road. Mixed-use mid-Victorian buildings with a shared incoming supply and the intake usually behind the shop’s back-of-house. Board changes here need the shop’s cooperation for access, and where the supply or the riser is shared the freeholder has to be involved before anything is isolated. EICRs are frequent because most of these flats are let.
Conversions and new-builds from the 2005–2015 boom along Holloway Road, Hornsey Road and the Junction Road end. Ten to twenty years old now, and showing the usual signs: tail insulation shrunk back at the board, LED drivers failing in sets, a kitchen circuit that trips when the kettle and the microwave run together because the original design was tight. Most of these are an RCBO board and a circuit redesign rather than anything dramatic.
Landlords and HMOs in N7
The national duties are the same everywhere in England. A private rented home needs a satisfactory EICR no more than five years old at the start of the tenancy, a copy to the tenant within 28 days of the report, a copy to the council within seven days if they ask for one, and any C1, C2 or FI item put right within 28 days of the report date. A C3 is a recommendation and does not make the report unsatisfactory.
Licensing is the part that varies by street. Islington operates licensing schemes that change at renewal and do not cover the whole borough evenly, so check the council’s current scheme for your specific address rather than assuming N7 is treated the same as the rest of the borough — and if a licence applies, the conditions usually bring annual testing, fire alarm and emergency lighting duties with them. See HMO EICRs in London and PAT testing.
If you manage the flat through an agent, it is worth being clear about who does what: the agent instructs the work and holds the keys, but the landlord is the duty holder and the one the penalty lands on. We have set that out in electrician for letting agents in London.
Fuse board replacement in Holloway
Two jobs come up over and over in N7. The first is an old rewireable or early MCB board in a terrace — common in anything that has not been touched since the early 1990s. The second is a mid-2000s plastic dual-RCD board in a conversion that trips the whole flat whenever one appliance misbehaves, which an all-RCBO board fixes by protecting each circuit on its own.
Both start at from £550 labour and certification, with the board itself itemised separately, and the price moves with circuit count rather than with the postcode. The part that genuinely changes the number is what has to go in alongside: main protective bonding to the water and gas services is missing or undersized in a lot of Holloway properties, and that is £108 when we are already on site.
Worth knowing before you book: a new board protects every circuit with an RCD or RCBO, and that protection finds the faults the old board tolerated. We test the circuits before quoting, not after fitting, because if the insulation resistance will not pass we cannot certify the board — and nobody wants to be left with a new board and a flat that will not stay on. Where the main fuse has to be pulled, that is a UK Power Networks or supplier appointment and the date is theirs, not ours. We will say so when you book.
EV charging in N7
Holloway is mixed for EV. There is real off-street parking on the Hillmarton and Mackenzie streets and along parts of Tufnell Park Road, and almost none on the estates and the dense Lower Holloway terraces. Where there is a driveway and a modern board, installation starts at £450 labour with the charge point itself itemised separately.
Being straight about the limits: there is no lawful way to fit a wall point for a car parked on the street, and we will not run a cable across a public footway. Cross-pavement charging is a council scheme rather than something an electrician can install privately, so that is a question for Islington. In an estate block or a shared car park the supply belongs to the freeholder or the management company, which means their written permission and often a sub-meter before anything goes in. In a conservation area there can also be a planning consideration: Article 4 directions and EV chargers.
Where the property still has a 60A or 80A main fuse, a supply upgrade may be needed first. That is a UKPN application, the cost depends on what they find, and it is not something we can promise will be free.
Rewires in N7
A full rewire of a Holloway terrace is typically two to three weeks on site. It covers new circuits throughout to current BS 7671 standards, a new consumer unit, new accessories, main protective bonding to the incoming services, hardwired interlinked smoke alarms where the work triggers them, an Electrical Installation Certificate and Building Control notification under Part P, which we make ourselves as an NICEIC-registered firm.
Not every property needs the lot. A partial rewire — commonly the lighting circuits, where the original cable has no earth, with sound socket circuits left in place — is £1,600–£3,000 and puts the money where the defect is. The honest caveat is that it certificates the new work only; the rest of the installation stays as the condition report describes it, and a buyer’s surveyor will read it that way.
If you are refurbishing we work around the other trades and finish first fix before the plasterer starts, so the making-good is on our programme rather than theirs.
Out-of-hours and emergency work in Holloway
We are not a 24-hour call centre and we do not promise to be on your doorstep within the hour. What we do is tell you honestly on the phone whether we can get to you in the window you need, and we take out-of-hours bookings — evenings, weekends and early access slots — at £60 + VAT per half hour on top of the standard rate. For a tenanted flat or a shop that cannot lose a trading day that is often the cheaper option overall, and the arithmetic is set out in what out-of-hours work actually costs.
The N7 jobs that come in out of hours are predictable: total loss of power in an above-shop flat, usually a tripped main RCD in a shared cupboard or a loose service tail; a burning smell at an old board; a circuit that will not stay on, which is normally a wet extractor fan, a failed LED driver or damaged flex on an appliance. Where the fault is in the communal riser or the landlord’s intake we can make safe but the repair belongs to the freeholder’s contractor — see who signs off communal electrical work.
Shops and offices along the Holloway Road
The parades along Holloway Road, Seven Sisters Road and the Nag’s Head end are small-unit commercial — cafés, takeaways, barbers, estate agents, a few first-floor offices. The usual work is a commercial EICR for a lease or an insurer, remedial work on a board that three successive tenants have added to, extract and lighting changes at a fit-out, and emergency lighting where the escape route runs internally. Commercial EICRs start at £220 and are priced on circuit count once we have seen the board.
Holloway FAQs
I have an old rewireable board in a Hillmarton terrace. Is it dangerous?
Not necessarily in itself. The absence of RCD protection on an existing installation is normally coded C3 — improvement recommended — which does not make a report unsatisfactory. What usually does is what sits behind the board: no earth at the lighting points, low insulation resistance, missing bonding. An EICR tells you which of those you actually have before anyone sells you a board.
I am letting a flat on Holloway Road. Is the EICR enough, or do I need a licence?
Every private let needs the five-yearly EICR regardless. Whether a licence applies on top depends on the tenant count, the household count and the council’s current scheme for that street — check it with Islington before you let, because the licence conditions usually add annual testing and fire alarm duties.
Do you work on the Andover, Bemerton and Hillrise estates?
Yes — EICRs, board changes, partial and full rewires on leasehold and owner-occupied flats. Anything inside the flat from the meter tails onward is yours. Anything in the communal riser or the landlord’s cupboard belongs to the freeholder and needs their consent and their contractor, and we will tell you which side of that line your job falls on before we start.
Can I have an EV charger with on-street parking only?
Not with a private installation. Running a cable over a public footway is not lawful and we will not do it. Your route is the council’s kerbside or cross-pavement scheme, which is applied for through Islington rather than installed by us.
I bought a flat off Junction Road and the seller left a 2018 EICR. Do I need a new one?
If you are letting it, yes — the report must be no more than five years old at the start of the tenancy, so 2018 will not cover a 2026 let. If you are living in it there is no legal requirement, though a lender or insurer sometimes asks. A 2-bed is £170.
