This page is the Angel and Upper Street end of the postcode. For the rest of N1 — Barnsbury, Pentonville, the Caledonian Road, De Beauvoir and the Hackney side at Hoxton — and the full price tables, see electrician N1.

What Angel and N1 electrical work usually looks like

The Georgian squares — Duncan Terrace, Colebrooke Row, Cloudesley Square, Gibson Square, Liverpool Road and Barnsbury Street. Conservation-area stock, a good deal of it listed. Lath-and-plaster walls and ceilings, original cornices and skirtings, and floorboards that only lift cleanly in some rooms. The honest position on these houses is that a rewire is a joinery and decoration job as much as an electrical one: visible runs go in surface conduit or in existing voids, and where consent is needed it is applied for before anything is cut. We will tell you at the survey which walls can be chased and which cannot, because that is what decides the price.

Upper Street above-shop and above-restaurant flats. The strip is almost all mixed-use — shop or restaurant below, one or two flats above. The recurring problems are a shared meter cupboard you cannot get into without the commercial tenant, tails running up through a commercial riser, and an original 60A or 80A switch fuse feeding a flat that now has an electric shower and an induction hob on it. Most jobs here are a board change plus new tails plus a kitchen or bathroom circuit, with the isolation booked around the restaurant’s trading hours rather than ours.

Victorian terraces off Essex Road, Northchurch Road, Halton Road and Mildmay Park. Three-storey terraces, a lot of them split into two or three flats at some point without much paperwork. Lighting circuits with no earth at the switch, borrowed neutrals on landing two-way switching, and a main earth clamped to a water pipe that has since been renewed in plastic. Standard rewire and partial-rewire stock.

City Road basin new-builds. Modern supplies and modern boards, so condition is rarely the issue. What comes up instead is value-engineered accessories and downlight drivers failing at seven to ten years, nuisance tripping on shared RCDs that a split to RCBOs cures, and whether the landlord’s sub-main in the car park has the headroom for a charge point. That last one is a managing-agent question before it is an electrical one.

Pentonville Road and the south end of Caledonian Road. Same above-shop pattern as Upper Street with more variation in the supply. Older shared-supply arrangements here sometimes need the distributor involved before anything can be upgraded, and that has a lead time we will tell you about up front rather than on the day.

Landlords and HMOs in N1

Under the Electrical Safety Standards in the Private Rented Sector regulations, every private rented home needs a satisfactory EICR at least every five years and at the start of a new tenancy, a copy to the tenant within 28 days, a copy to the council within seven days of a request, and any C1 or C2 put right within 28 days or sooner where the report says so.

Licensing is the part that changes, so we do not print scheme details that go out of date. Mandatory HMO licensing applies across the borough for the larger shared houses, and Islington also runs additional and selective arrangements that have been consulted on and amended more than once. Check the council’s current scheme for your street before you let, and check the licence conditions as well as the regulations — a licence can require the EICR more often than five-yearly, and it can require fire detection and escape lighting the regulations alone would not. Our HMO EICR page sets out what an inspector actually looks at, and the landlord EICR page covers the regulations themselves.

What we provide for a licence application or a renewal is the EICR, fire alarm and emergency lighting certification and PAT testing where appliances are supplied, planned as one visit where the building allows it, plus written confirmation of any remedial work and the date it was completed — which is what a council or an agent will ask for and what landlords most often find they are missing.

Fuse board replacement in Angel and N1

Three patterns come up again and again at this end of N1:

An above-shop Upper Street flat on an old Wylex board off a shared supply. The board is the easy part; getting agreed access to the meter cupboard and a window when the unit below can lose power is the job. From £550 for a 6-way, more where the tails and the isolation arrangement have to be sorted out as well, and we will say which before we start.

A Georgian flat with an original board in a basement understair cupboard. Often a 60A or 80A main fuse that is no longer sensible for the load, so a main fuse or service upgrade through the distributor may need to happen alongside. That is their work and their timescale, not ours, and we will not tell you it is free — we will tell you who to apply to and what it usually involves.

A City Road basin flat on an original split-load board with nuisance tripping. Splitting it to RCBOs is normally the cure, because it stops one appliance’s leakage taking out half the flat. From £650 for a 10-way.

Every board change includes the main earthing and main protective bonding corrected in the same visit where it needs it, an Electrical Installation Certificate, and the Part P notification lodged with building control — we are registered to self-certify, so you get the compliance certificate without applying for anything yourself.

EV charging in Angel and N1

Off-street parking at this end of Islington is rare, and the answer depends entirely on which of three situations you are in.

You have a forecourt, garage or allocated bay. A standard install is from £450 for the labour and certification plus the unit. We check the main supply capacity and the earthing arrangement first, because on a Georgian terrace with a 60A cut-out and an old main earth that is the part that decides whether it can be done as it stands.

Your car is on the street. There is no compliant way to put a wall charger on a house for a street-parked car, and we will not run a cable across a public footway — it is a trip hazard and the footway is not ours to obstruct. Cross-pavement charging channels exist but they are a council scheme, so the route is an application to Islington rather than a call to an electrician, as is the kerbside and lamp-post charging network.

You are in a block with a car park. This is a freeholder and managing-agent decision first, and then a question about whether the landlord’s sub-main has capacity for one charger, or for the twenty that will be asked for next. Our EV charger in a flat page covers the permissions and the lease side.

Anything fixed to the front of a listed or conservation-area building here — a charge point, a meter box, an outside light — is checked before it is fitted, not after. The Article 4 and planning permission guide for EV chargers explains where that bites and what changed in 2026.

Commercial work — Upper Street, Camden Passage and Essex Road

Upper Street and Camden Passage are about as dense as small-unit commercial gets in London: restaurants, cafés, bars, salons, antique and retail units, first-floor studios and clinics. We do commercial EICRs, emergency lighting testing and certification, fire alarm wiring, three-phase work, kitchen equipment circuits and shop-fit electrical installation along here.

Commercial EICRs start from £220 and are quoted per circuit after a survey, because a lock-up with twelve ways and a restaurant with a 40-circuit three-phase board are not the same inspection. Where a daytime shutdown would cost you a trading session, we will price the work split across early mornings instead — the out-of-hours rate is £60 plus VAT per half hour, so you can see what that choice costs before you make it, and an early start before the trading day is usually the cheapest way to buy it.

Rewires in N1

A three-bed Victorian terrace off Essex Road or Northchurch Road is £3,500–£5,500 for labour and certification: new circuits to the 18th Edition, an RCBO board, bonding corrected, interlinked mains-powered smoke and heat detection, the Electrical Installation Certificate and the Part P notification. Accessories, fittings and the board itself are itemised separately so you can choose where the money goes.

A large or listed Georgian house at Duncan Terrace, Cloudesley Square or Colebrooke Row is £6,500–£14,000 on the same basis, and the range is that wide for real reasons: circuit count, how much of the lifting and making good can be done without damage, whether listed-building consent is needed and how long it takes, and how much of the lighting is on a control system. A phased partial rewire from £1,600–£3,000 is often the better answer on these houses — the dangerous parts first, the rest at the next decoration.

Emergency and out-of-hours callouts in N1

The jobs we are called out to around Angel are fairly predictable: a tripped three-phase kitchen circuit mid-service on Upper Street, a flat above a shop losing power because of a main RCD in the commercial basement or a loose tail in the shared cupboard, a burning smell at an old switch fuse in a Georgian understair cupboard, and C1 items found during a conveyancing EICR that have to be dealt with before exchange.

We do not promise an arrival time we cannot keep. Angel is around 30 minutes from our base in Tottenham N15 on a clear road, longer at either peak and longer again inside the Congestion Charge zone during charging hours. What we will tell you when you call is the first realistic time we can be there, and if that is not soon enough we will say so rather than book you and ring back to move it.

In normal hours the first hour is £108 including VAT and comes off the job if you go ahead. Outside normal hours there is £60 plus VAT per half hour on top, which is why we will steer you to an early morning slot rather than an evening one wherever the fault can safely wait — the out-of-hours cost page sets out exactly how that is counted. For a genuine danger, isolate at the board or the main switch and ring; making safe is the first hour’s work and the full repair can follow in daylight.

Angel and N1 — common questions

My flat is in a Grade II listed Duncan Terrace house. Can you rewire without wrecking the cornicing?

Yes, with conditions set out before we start. Visible runs go in surface conduit or in existing voids, cables are concealed where floors lift cleanly and not where they do not, and anything needing listed-building consent is applied for first. A phased partial rewire is often the better answer: deal with what is actually dangerous now and leave the cosmetic-risk areas until the room is being decorated anyway. We will walk the house and tell you which rooms fall into which category before quoting.

I run a restaurant on Upper Street and the EICR is overdue. How fast can you do it?

Ring and ask — we hold some short-notice slots most weeks and will tell you the first real one rather than quoting you a turnaround we cannot hold. A commercial EICR starts from £220 and is quoted per circuit after a quick look at the board and the kitchen, and we would normally do it before service or on a closed day so you are not losing covers. Remedials are quoted item by item against the report.

I’m letting a five-bed Cloudesley Square house as an HMO. What paperwork do I need?

A satisfactory EICR — £250–£500 for a house that size depending on room count and whether there is more than one board — plus fire detection appropriate to the building, emergency lighting where the escape route needs it, and PAT testing of any appliances you supply. Check Islington’s current licence conditions for your street as well as the regulations, because the conditions can ask for more. We will do the lot in one visit where the building allows it and date and sign everything properly.

Who notifies building control for a board change — me or you?

We do. We are Part P registered and self-certify, so the notification is lodged and you get the building control compliance certificate along with the Electrical Installation Certificate. If you are being quoted by someone who cannot self-certify, that is a separate application to Islington and a separate fee, and it is worth asking whether it is in their price.

The shop below my flat shares the meter cupboard. Whose certificate is whose?

The shop’s installation and the flat’s installation are separate, and so are the obligations. The staircase, the shared cupboard and any escape lighting usually belong to whoever holds the freehold, which makes them a service-charge item rather than yours. We map the supplies on the first visit and tell you which certificates you are actually responsible for — it is often fewer than the agent says, and occasionally more.

Are you on Checkatrade?

Yes — F & A Electrical, 9.32 out of 10 from 242 reviews on Checkatrade. We are also an NICEIC Approved Contractor and Part P registered, and we are happy to send certificate numbers before you book.
