Need an electrician in Wood Green? F & A Electrical works across N22 every week — the terraces of Noel Park, the flats above Wood Green High Road, the big split villas up Alexandra Park Road, and the new blocks and studio conversions off Clarendon Road. We are NICEIC Approved, Part P registered and based in Tottenham N15, which is ten to fifteen minutes away along Lordship Lane or West Green Road. Same-week for testing and board work, same-day for faults. Call or text 07407 627542, or 07500 721453.
What we do in Wood Green
Roughly in the order the phone rings: EICRs for Haringey landlords and for sales, fuse board replacements, fault finding on circuits that trip at night, sockets and lighting, EV charge points, electric showers, smoke and heat alarms, and commercial work for the shops, salons, takeaways and offices along the High Road and Station Road. We also do the one nobody advertises — reading somebody else’s EICR and telling you honestly which of the coded items actually need doing first.
Everything is tested and certified, and you get the paperwork the same week rather than a promise of it. For a view of the whole postcode including Bounds Green and the Alexandra Palace side, see our N22 page; this one is about Wood Green itself.

N22 wiring: what usually comes up
Noel Park and the main earth. The Noel Park estate is late-Victorian model housing — solid brick, no cavity, lath and plaster, laid out on a grid between Wood Green High Road and Westbury Avenue, and now a conservation area. The wiring has usually been done twice: once in the sixties or seventies, once partially since. What we find most often is a main earthing conductor clamped to what used to be a lead incoming water pipe, where the service has since been renewed in plastic at the boundary. The clamp is still there, the label is still there, and the earth goes nowhere. On a TN-S supply that is a serious finding, and it is cheap to put right compared with what it protects.
Undersized or absent main bonding. Same houses, same story: 6mm bonding to the gas where 10mm is wanted, or bonding to the water and nothing to the gas because the meter was moved to an external box at some point and nobody went back. Almost always the first C2 on the report.
Split villas with an unsplit supply. Up towards Alexandra Park Road and Alexandra Palace the houses are bigger and a lot of them were cut into three or four flats decades ago. The intake frequently was not upgraded to match — one original main fuse feeding sub-mains in twin-and-earth, clipped up the common stairwell, no fire-rated fixings, no proper isolation for each flat. It passes for years and then somebody fits an electric shower. If you own one of these, get a circuit count and a load assessment before you plan anything, not after.
Loft conversions with no record. Very common across the Noel Park terraces and the streets off Mayes Road. The loft room lighting and sockets were spurred off the first-floor circuits, with no RCD protection and no Building Control notification. It shows up on an EICR, and it shows up again when the house is sold.
Flats above the shops. The High Road parade and Station Road are the classic North London arrangement — retail below, one or two flats above, one intake cupboard behind the shop, and a shared stair. The recurring fault is supplies that have been muddled: the stair lighting, and sometimes the flat’s landing sockets, fed from the shop’s circuits. When the shop switches off at night, the stair loses its supply. Where there is emergency lighting on that stair it never charges, which is a real safety failure and not just a paperwork one. The landlord’s supply should be separate and permanently live — the same point we make at length on our shop with flats above and emergency lighting guides.
New-build and conversion work off Clarendon Road. Around the Chocolate Factory studios and the newer blocks the problem is not condition, it is capacity. The wiring is fine; there is nowhere to put another circuit. That means a board change or a spare way found properly, and where the board sits in a communal riser it means agreeing access and isolation with the managing agent first. Worth sorting before you order an EV charger.
Noel Park, the conservation area and outside work
Noel Park is a conservation area, and that matters more for electrical work than people expect. Anything on the front elevation — an external meter box move, a car charger on the front wall, a cable run across brickwork, security lighting on the frontage — is worth checking with Haringey’s planning team before we start, because the estate’s appearance is exactly what the designation protects. It rarely stops the job. It does change the route, the fixings and sometimes the position, and finding that out on the day costs you a visit.
Practically, our approach on these houses is to chase as little original fabric as possible, use existing routes, and keep new work reversible. Solid walls and lath and plaster reward planning and punish guesswork.
Landlords and HMOs in Wood Green
Wood Green has a lot of let property — the terraces let room by room, the converted flats around Ducketts Common and Turnpike Lane, and bedsit conversions in the larger houses. If the property is let on an assured shorthold tenancy you need a satisfactory EICR renewed at least every five years, a copy to the tenant within 28 days, and remedials done within 28 days of the report.
If it is an HMO there will be licence conditions on top, and Haringey operates licensing schemes beyond the mandatory one — check the council’s current scheme for your street rather than assuming, because the boundaries and the conditions get revised. What the conditions usually add is fire detection to a specified grade, emergency escape lighting where the stair has no effective borrowed light, and evidence the remedials were completed. We can do the lot in one visit and hand over the certificates together. Prices and licence detail are on the HMO EICR page.
The High Road, Station Road and the shop units
Commercial work in Wood Green is mostly small units — barbers, nail bars, takeaways, phone shops, cafés, the offices above them, and the units around the shopping centre and Hollywood Green. Three things come up again and again: distribution boards with no schedule and no labelling, so nobody knows what isolates what; single-phase boards asked to carry kitchen and air-conditioning loads they were never sized for; and extract or cooling fitted by a trade that is not electrical, wired back to whatever was nearest. We test per circuit, price per circuit, and work early or late so the unit does not have to shut. Emergency lighting and the annual fire alarm service usually need doing at the same time — see commercial electrical costs.

Wood Green electrician — common questions
How quickly can you get to Wood Green?
We are in N15, so ten to fifteen minutes outside school-run hours. Faults and dead circuits we try to see the same day; EICRs, board changes and EV points are usually same week.
How much is an EICR on a Noel Park terrace?
From £180 for a three-bed with nine to twelve circuits, labour only. A two-bed flat is from £140. If it has been extended or has a loft room, tell us — that adds circuits, and circuits are what set the price.
My flat is above a shop on the High Road. Whose electrician am I?
Yours for everything past your own meter, the freeholder’s for the intake, the stair and the landlord’s supply. We will test what is yours and write down plainly where the boundary is, which is usually what a managing agent needs before they will act.
Can I have an EV charger on a Noel Park house with no driveway?
Not a wall point serving a car on the street — trailing a cable across a public footway is not something we will install. Where there is off-street parking at the front we can, subject to the conservation area point above. Where there is not, the honest answer is the public network or a rear access if you have one.
Do you do landlord certificates and gas together?
Electrical only — EICR, PAT, emergency lighting, alarms. We are not gas registered, and we would rather say so than subcontract it quietly.
