Electricians in Westminster — NICEIC approved, fixed prices, no call-out fee
F & A Electrical covers the City of Westminster: W1, W2, W9, WC2, SW1 and NW8. Marylebone, Mayfair, Soho, Fitzrovia, Covent Garden, Victoria, Pimlico, Belgravia, Bayswater, Paddington, Maida Vale, Little Venice and St John’s Wood.
We are NICEIC approved, fully insured, and we quote labour before we start. Central London brings its own constraints — access, parking, building management, listed status — and we price for them honestly rather than adding them to the bill afterwards.
What we actually get called out for in Westminster
Westminster’s stock is overwhelmingly flats, and a large share of those are in mansion blocks and period conversions under managing agents. That produces a very particular set of jobs:
- Mansion-block flats in Marylebone, Maida Vale and Pimlico — consumer units in hallway cupboards, landlord-controlled risers, and rewires that must be done without disturbing neighbouring flats.
- Listed and conservation-area buildings across Mayfair, Belgravia and Fitzrovia — surface-mounted solutions, existing route reuse, and no chasing into original fabric without consent.
- Short-let and corporate-let flats — where an in-date EICR and PAT certificate are a condition of the letting agreement, not just the law.
- Soho and Covent Garden commercial units — restaurants, bars and studios needing three-phase work, emergency lighting to BS 5266 and commercial EICRs.
- Estate flats on Churchill Gardens, Lisson Green, Hallfield and Church Street — RCD upgrades and post-inspection remedials.
- Basement flats in Bayswater and Paddington — damp-related insulation resistance failures, which are the single most common reason an EICR comes back unsatisfactory here.
- Landlord portfolios — agents in W1 and SW1 who need ten or twenty EICRs scheduled across a quarter.
The buildings we work in
Two things define electrical work in Westminster. The first is the mansion block: a shared intake, a landlord’s supply, and flat supplies running through communal risers that you do not own. Any serious remedial work needs the managing agent involved from the start, and we are used to producing the method statements and insurance documents they ask for. The second is listed status. A large proportion of W1, SW1 and W2 is listed or in a conservation area, which rules out routine chasing — the answer is usually a mix of floor-void routing, existing conduit reuse, and discreet surface containment where nothing else works.
Basement and lower-ground flats deserve their own note: persistent damp drives down insulation resistance readings and produces C2 codes on circuits that are otherwise sound. Fixing the wiring without fixing the damp buys you about a year.

How fast can we get to you in Westminster?
Westminster is our furthest regular patch, so we are straight about timings: emergencies in W1, W2, WC2, SW1, W9 and NW8 are typically a three-hour response, and booked work is next-day rather than same-day. Congestion Charge is included in our price, not added to it. Where a building requires induction, a permit to work, or agent-supervised access, tell us at booking and we will build it into the appointment rather than discovering it at the door.

Landlords: why the cheapest quote in Westminster is the expensive one
Search for an EICR in Westminster and you will find certificates advertised at £79 to £135. We charge from £140 and we are not going to pretend that is the lowest number on the page. Here is what sits behind the difference.
An EICR at that price cannot pay for the time a proper inspection takes. What gets skipped is the destructive testing — actually taking the front off the consumer unit, pulling a sample of accessories, and doing insulation resistance and earth loop impedance tests circuit by circuit. A visual-only inspection will not find a borrowed neutral, a missing earth on a lighting circuit, or a bathroom without supplementary bonding. Those are C2 codes. Miss them and the certificate says "Satisfactory" on a property that is not.
Since 1 November 2025 the maximum penalty for failing to meet the Electrical Safety Standards in the Private Rented Sector Regulations is £40,000 per breach — raised from £30,000 by SI 2025/1043 and reinforced by the Renters’ Rights Act provisions in force from 1 May 2026. A certificate that was never going to stand up to scrutiny is not a saving of £70; it is a £40,000 exposure plus the cost of the remedial work you did not know you needed.
We are NICEIC approved, our reports are issued on the full BS 7671 schedule of test results, and every C1 and C2 we find comes with a fixed remedial price so you are not quoted blind. Read the full breakdown in our guide to EICR costs in London and our landlord electrical compliance checklist.
Frequently asked questions
Are you NICEIC approved?
Yes. F & A Electrical is NICEIC approved, which means our work is assessed annually against BS 7671 and our certificates are accepted by every London council, letting agent and mortgage lender we have dealt with.
Do you charge a call-out fee on top?
No. The £108 minimum charge (£90 + VAT) covers the visit and the first hour on site. If the job runs longer we tell you before the hour is up, not after.
Are your prices inclusive of materials?
No — every price we quote is labour only. Materials are itemised separately and confirmed with you before we buy them. It is the only honest way to price electrical work, because a consumer unit for a two-bed flat and one for a six-bed HMO are not the same part.
My building’s managing agent needs paperwork before you attend. Can you provide it?
Yes — public liability insurance certificate, NICEIC registration and a basic risk assessment and method statement. Ask for it when you book and we will send it ahead.
Can you do an EICR on a listed flat without damaging anything?
An EICR is an inspection, not an installation — the only disturbance is removing accessory faceplates and the consumer unit cover, and those go back exactly as they were. It is the remedial work, if any, that needs a listed-building conversation, and we will flag that in the report.
