Office EICR — what we test
Commercial EICRs are required every 5 years (or sooner if specified). Insurers and landlord-of-commercial-property contracts often want one less than 5 years old. We test:
- Main distribution board(s) condition + sub-main configuration
- Insulation resistance on every final circuit (combinations for 3-phase)
- Earth-fault loop impedance at boards AND at every fixed piece of equipment
- RCD trip times and sensitivity (Type A required for any electronic-switched load)
- Main earthing and supplementary bonding to gas, water, plant, structural metalwork
- Cable condition, glanding, terminations
- Socket and switch condition across all workstations
- Fixed equipment isolation and labelling
- Emergency lighting + fire alarm interface verification (where relevant)
- Issued: NICEIC EICR with Schedule of Inspections + Schedule of Test Results — solicitor-ready, landlord-ready, insurer-ready

1-2 weeks notice for medium fit-outs; same-week for emergency restorative work. We hold capacity for emergency commercial response.
Do you do out-of-hours work?
Yes — evenings, weekends and overnight as required by tenant access. Quoted at standard rates with overtime where applicable.
What’s your direct/sub-contractor split?
All electrical and certification work is direct. For larger projects we coordinate with established AV, security and IT cabling sub-contractors but stay on the certification side ourselves.
Are you on commercial landlord panels?
NICEIC Approved Contractor + £5m public liability puts us on most. Send us your panel application form, we’ll complete and return same week.
Do you do emergency commercial callouts?
Yes — within 1-2 hours for most of central London, 24/7. £90+VAT per half-hour during working hours, after-hours rates apply outside 8am-6pm.
