Buying a Property in London? Electrical Safety Checklist
Before exchanging on any London property, get the electrics surveyed. Here’s the checklist NICEIC electricians use.
What to check before exchange
- Age of consumer unit — pre-2016 plastic? Plan a £450-650 upgrade. Pre-1990 wired fuse board? Immediate replacement.
- Cable colour — red/black is pre-2004, possibly OK. Black rubber, lead, fabric twisted pair = pre-1970, definitely rewire.
- Earth bonding on water and gas pipes — missing = C2 on EICR.
- Socket count — fewer sockets than rooms suggests undersized installation.
- Bathroom electrics — supplementary bonding, IP-rated fittings.
- Outdoor power — RCD protected, weatherproof.
- Any visible scorching or damage on accessories.
Get an EICR before exchange
£180-260 in London. Gives you legal grounds to renegotiate if remedial work is needed.

Consumer unit upgrade £450-650. Earth bonding £80-120 per location. Rewire £3,500-9,500.
