Buying a Property in London? Electrical Safety Checklist

Before exchanging on any London property, get the electrics surveyed. Here’s the checklist NICEIC electricians use.

What to check before exchange

  1. Age of consumer unit — pre-2016 plastic? Plan a £450-650 upgrade. Pre-1990 wired fuse board? Immediate replacement.
  2. Cable colour — red/black is pre-2004, possibly OK. Black rubber, lead, fabric twisted pair = pre-1970, definitely rewire.
  3. Earth bonding on water and gas pipes — missing = C2 on EICR.
  4. Socket count — fewer sockets than rooms suggests undersized installation.
  5. Bathroom electrics — supplementary bonding, IP-rated fittings.
  6. Outdoor power — RCD protected, weatherproof.
  7. Any visible scorching or damage on accessories.
