House Rewire Southwark — Full & Partial Rewires from £3,500

If your home in Southwark hasn’t been rewired since the 1970s, has black rubber-sheathed cable, lead-clad wiring, or fewer sockets than rooms, a rewire isn’t optional — it’s a safety upgrade your insurer will eventually demand. F & A Electrical does full and partial rewires across Southwark with minimum mess, NICEIC certification, and fixed-price quotes you can actually trust.

From £3,500 + VAT for a 1-bed flat partial rewire. Call 07407 627542 for a free in-person survey.

Do you actually need a rewire?

Three signs yes:

1. Cable colour is wrong. Modern UK cable is brown / blue / green-yellow earth. If you see red / black sheathing, it’s pre-2004 — possibly OK, but borderline. Black rubber, lead, or twisted-pair fabric = original wiring from before 1970, definitely needs replacing.

2. You’re tripping breakers under normal load. Hairdryer + kettle on the same circuit and the breaker pops? Either the circuit’s undersized for modern usage, the wiring’s degraded, or the consumer unit needs upgrading.

3. Insurance refused or quoted oddly high. Some insurers ask “when was the property last rewired?” If your answer is “I don’t know” and the house is 50+ years old, you’ll get loaded premiums or refused.

If none of these apply but you’re nervous, an EICR (see EICR Southwark) is the right first step — it’ll tell you definitively whether you need a rewire, partial work, or nothing at all.

Full vs partial rewire

Partial rewire means replacing some circuits, not all. Common scenarios:

Full rewire = every circuit replaced. Usually needed when wiring is uniformly bad throughout. Includes new consumer unit, all sockets, all lighting, all switches, network/data points if requested.

Property type Full rewire price Time on site
1-bed flat £2,500 – £3,500 3–4 days
2-bed flat £3,000 – £4,500 4–5 days
2-bed house £3,500 – £5,000 5–7 days
3-bed house £4,000 – £6,000 5–7 days
4-bed+ / commercial Quoted Varies

Prices include the new consumer unit, certification, Building Control notification, and standard fittings (white plastic). Premium fittings (brushed steel, brass, smart switches) add 10-30%.

What’s actually involved

Full rewire process:

Day 1 — Strip out

Remove all existing accessories, lift floorboards, expose cabling routes. Get the place ready.

Days 2-4 (rough wire)

Run new cables from the new consumer unit location to every socket, switch, and light. Chase walls, lift carpets, drill joists. This is the messy stage.

Day 5 (first fix testing)

Insulation tests, continuity, polarity. Make sure no cable is pinched or damaged before things get sealed up.

Days 6-7 (second fix)

Re-fit accessories, sockets, switches, lights, fuse board. Make-good plaster patches. Testing and certification.

Day 7-8 (clean & certify)

Final test results, NICEIC certificate, Building Control notification. We hoover up.

Total time on site: 7-10 days for a typical 2-bed Southwark flat. Customers usually move out for the worst of it (days 2-5).
