Smoke Alarm Regulations for London Landlords (2026)
Since October 2022, England’s smoke and carbon monoxide alarm regulations apply to all rented properties — social and private. Here’s what London landlords actually need to comply.
The minimum standard
- One smoke alarm per storey used as living accommodation
- Carbon monoxide alarm in any room with a fixed combustion appliance (gas boiler, gas hob, log burner)
- All alarms in working order at the start of every tenancy
- Landlord must repair/replace within reason after notification
Recommended above minimum
Hard-wired interlinked smoke and heat alarm system. Optical sensor in hallway/landing, heat alarm in kitchen, smoke alarm in living room. £350-£550 fitted for 3-alarm system in a typical 2-bed flat.
What gets you fined
£5,000 civil penalty per breach in England. Hackney, Camden, and Tower Hamlets are active enforcers — they check on routine licence inspections.
