What is Part P Certification?
Part P is the section of the UK Building Regulations covering electrical safety in homes. Since 2005, certain electrical work must be either notified to Building Control or carried out by a Part P registered electrician.
What’s notifiable
- New consumer unit / fuse board
- New circuit (e.g. EV charger, outdoor power)
- Work in bathrooms / kitchens / outdoors involving new fixed wiring
- Anything special-location (saunas, swimming pools)
What’s NOT notifiable
Replacing like-for-like accessories (sockets, switches), repairs, adding sockets to an existing ring (in most rooms), low-voltage lighting.
Who can issue Part P certificates
Only Competent Persons Scheme members — NICEIC, NAPIT, ELECSA, or Stroma registered. Look up an electrician at electricalcompetentperson.co.uk.
Why it matters when selling
Buyers’ solicitors ask for Part P certificates for any work post-2005. Missing = retrospective Building Control application £350+.
