What we do in Beckton

Beckton is unusual for Newham: almost none of it is Victorian. The estate was built by the London Docklands Development Corporation and the housebuilders between about 1981 and 1995 on the old gasworks and dock land, so the housing stock is 1980s and early-1990s houses and low-rise flats — timber-frame and brick, PVC wiring, and the first generation of plastic consumer units with a single 30 mA RCD on the sockets and nothing on the lights. That wiring is now 30 to 45 years old, which puts Beckton in the window where the cable is still fine but the board is out of date: no RCD on lighting, no surge protection, one RCD that trips the whole house when the fridge fails. A new RCBO consumer unit from £550 is the most common job we do on the estate. The 2010s and 2020s apartment blocks at Royal Albert Wharf, Gallions Point and around Cyprus DLR bring us landlord EICRs from £140 — Newham licenses every privately rented home borough-wide, and a satisfactory report under five years old is a condition — and EV charger enquiries from leaseholders with an allocated bay, which need the freeholder’s consent and a sub-main from the landlord’s supply. The 1980s houses bought under right-to-buy and now let, particularly on Winsor Park and around Tollgate Road, bring the landlord EICR plus the remedials that follow it. See the EICR cost guide for how we price a report and EICRs in Newham for the borough page.

Beckton wiring: what usually comes up

Four findings account for most of the reports we write on the estate. First, the single-RCD split-load board fitted to almost every 1980s LDDC house: sockets on one RCD, lights and the cooker on none. On an EICR that is a C3 for the lights and a C2 where the bathroom lighting has no RCD, and in daily life it is the house where a faulty kettle puts every socket off at once. An RCBO board from £550 gives every circuit its own protection and is a morning’s work. Second, timber-frame houses with cables run through the frame: sound, but any new circuit — an EV charger, an outside socket, a cooker upgrade — has to be routed with the frame in mind, so we survey rather than quote blind. Third, loft conversions and rear extensions from the 2000s where the new circuits were spurred off the ring rather than taken back to the board; the fix is a proper circuit from the consumer unit, from £180. Fourth, in the newer riverside blocks, developer-fitted boards with one RCD for the whole flat, exactly as we see in Canning Town: a C3, not a fail, and a from-£450 RCBO upgrade if the tripping is a nuisance.

E6 / E16 landlords, right-to-buy lets and Newham licensing

A large share of the Beckton estate is now privately let — right-to-buy houses on Winsor Park and Tollgate Road, buy-to-let flats at Royal Albert Wharf and Gallions Reach — and every one falls inside Newham’s borough-wide selective licensing scheme. The licence condition is the same as the 2020 Electrical Safety Regulations: a satisfactory EICR under five years old before the tenancy starts, a copy to the tenant within 28 days, a copy to the council within 7 days of a request, remedials done within 28 days, and since 1 May 2026 a civil penalty of up to £40,000 per breach under the Renters’ Rights Act. For a 1980s Beckton house the first-cycle EICR is usually satisfactory with a C3 for the board, or a C2 for a bathroom light with no RCD; we give the remedial price on the day and can normally do it the same week. Our landlord compliance checklist covers the paperwork, and the EICR fines page explains how Newham applies the penalty. Leaseholders in the riverside blocks should note that the flat’s EICR covers the flat only — the landlord’s supply, car park and lift are the managing agent’s report; see leasehold flats and communal areas.

Frequently asked questions

Which parts of Beckton do you cover?

All of it: the E6 side (Winsor Park, Tollgate Road, Savage Gardens, Beckton Park, the streets off East Ham Manor Way and Kingsford Way) and the E16 side (Cyprus, Gallions Reach, Royal Albert Wharf, Gallions Point and Armada Way). East Ham north of the A13 and Canning Town west of Connaught Bridge have their own pages; the Newham EICR page covers the borough.

My 1980s house has a plastic fuse box with one RCD — does it fail an EICR?

Not on its own. A plastic enclosure is a C3 (improvement recommended), and one RCD covering only the sockets is a C3 for the lighting circuits unless there is a bathroom light or a cable buried in a wall without RCD protection, which is a C2. Most Beckton boards of that era come back “satisfactory with observations”. Replacing it with an RCBO board from £550 clears every one of those observations and stops the whole-house tripping.

Can you fit an EV charger at a Royal Albert Wharf or Gallions Reach flat?

Usually, where the bay is allocated to your lease and the managing agent consents. We survey the car park board and the cable route, apply to the agent with drawings, and install from £450 labour plus the cable run once consent is given. The EV chargers for flats page explains the process. Houses on the estate with a driveway are a straightforward from-£450 job.

Is there parking?

Most of the estate is free or permit-visitor parking outside the Beckton and Cyprus DLR CPZs; the riverside blocks have visitor bays. We use a visitor permit where the property has one, otherwise the actual parking cost is added at the end and we tell you which before the visit.
