What we do in E16
Canning Town is the most new-build part of Newham and the jobs reflect it. The 2010s and 2020s apartment blocks — Hallsville Quarter, the Royal Docks developments, the towers either side of the Silvertown Way — bring us three things: EV charger enquiries from leaseholders with an allocated bay, landlord EICRs from £140 for buy-to-let flats coming up to their first five-year renewal, and fault finding on developer-fitted boards where a single RCD trips the whole flat every time the washing machine runs. The post-war council estates — Keir Hardie, the remaining Hallsville and Custom House blocks, the low-rise around Freemasons Road — are a large share leasehold or right-to-buy and let privately, and bring us the classic ageing 1970s rewire: PVC cable that is still sound behind a rewireable board with no RCD, from £450 for a new RCBO consumer unit. The Victorian terraces that survive between the Barking Road and the A13, and along the Custom House side, are mostly let room by room and make the HMO EICR and Newham licensing work a regular call. Newham licenses every privately rented home in E16 under its borough-wide selective scheme, and a satisfactory EICR under five years old is a condition. See the EICR cost guide for how we price a report and EICRs in Newham for the borough page.

Canning Town wiring: what usually comes up
Four findings account for most of the reports we write in E16. First, the new-build flat with one RCD for everything. A large number of the 2012–2019 blocks around the station and the Royal Docks were handed over with a plastic consumer unit and a single 30 mA RCD across all circuits, so a leaking washing machine or a damp outdoor socket on the balcony takes out the lights, the fridge and the boiler at once. It is not a fail on an EICR, but it is the single most common call we get from these blocks, and the fix — an RCBO board from £550, with the freeholder’s permission for the flat’s own board rarely needed — ends it. Second, the EV charger in a managed block: the bay is allocated, the car park distribution board is the freeholder’s, and the cable route crosses communal parts. We handle the managing-agent application, the sub-main from the landlord’s supply and the metering so the leaseholder pays for their own charging; the cost depends almost entirely on the cable run, which is why it is quoted after a survey. Third, the estate flat with an original rewire. Keir Hardie and Custom House flats were largely rewired by the borough in the 1970s and early 1980s; the cable is usually fine, the board is not, and metal fittings on an unearthed lighting circuit or a bathroom without RCD protection are the C2s we record most. Fourth, room-by-room lets in the terraces north of the A13 and along Freemasons Road, where each bedroom has picked up a wall heater and extra sockets off the original ring: warm terminals, browned faceplates and a second ring or a dedicated kitchen radial from £180 as the usual recommendation.
E16 landlords, HMOs and Newham licensing
Newham licenses every privately rented home under its selective scheme, with an additional licence for smaller HMOs, so a satisfactory EICR under five years old is a licence condition as well as the national rule. The penalty for a missing or unsatisfactory report is up to £40,000 per breach since 1 May 2026, the report must reach the tenant within 28 days and the council within seven days of a request, and the licence application itself now asks for the certificate. Buy-to-let flats in the Royal Docks blocks bought off-plan in 2018–2020 are reaching their first renewal now; we issue the report on the day, quote any remedial work with it, and re-issue the satisfactory certificate after the work at no extra charge. The landlord compliance checklist covers everything the licence inspector will look for; EICR renewal timing and what to do at a change of tenancy are covered separately. Leaseholders in the estate and new-build blocks should also read EICRs for leasehold flats — the landlord’s report covers the flat, not the communal supply, car park or lift.
Frequently asked questions
Do you cover Silvertown, North Woolwich and the Royal Docks?
Yes — all of E16 from the Canning Town flyover down to the river and east to Gallions Reach, including the Royal Victoria, Royal Albert and King George V dock developments. Neighbouring areas have their own pages: Plaistow E13, East Ham E6 and Beckton are separate posts, Poplar and the Isle of Dogs covers the Tower Hamlets side of the River Lea, and the Newham EICR page covers the borough.
Can you install an EV charger in a Royal Docks apartment block?
Usually, yes — where the bay is allocated to your lease and the managing agent consents. We survey the car park board, the cable route and the metering, apply to the agent with drawings, and install once consent is given; labour from £450 plus the cable run. The EV chargers for flats page explains the consent process and the options where the bay is not allocated.
My new-build flat trips everything when one appliance faults — is that a defect?
It is a design shortcut rather than a defect: one RCD protecting every circuit was allowed when the block was built. It is a C3 on an EICR, not a fail. Replacing the board with an RCBO consumer unit from £550 gives each circuit its own protection, so a faulty appliance only trips its own circuit. It takes a morning and does not normally need freeholder consent.
Is there parking?
The streets around Canning Town station, Hallsville and Freemasons Road are in a Newham CPZ during weekday hours; Silvertown, North Woolwich and most of the estate roads are free or permit-visitor, and the new-build blocks generally have a visitor bay or a loading bay we can use for a short job. We use a visitor permit where the property has one, otherwise the actual parking cost is added at the end and we tell you which before the visit. No parking charge for evening or weekend appointments outside CPZ hours.
