What we do in E6

East Ham is almost entirely Edwardian terraced housing built between about 1895 and 1910 — two-storey, bay-fronted, with the long back addition — and it has one of the highest proportions of private renting and HMOs in London. That makes the landlord EICR the job we do most here: from £140 for a flat, from £180 for a whole house on 9–12 circuits, from £300 for a licensed HMO with five or more bedrooms. Newham’s licensing is borough-wide, so nearly every let in E6 needs a selective licence and many need an additional HMO licence on top, and both are checked against a satisfactory EICR less than five years old. Second is fault finding in houses that have been extended, sub-divided and re-let many times: an RCD that trips on one appliance, a dead ring on the ground floor, sockets that have been added off a lighting circuit — from £108, usually found and fixed in the first visit. Third is the fuse board replacement that most first-time EICRs in E6 lead to, because a large share of these houses still run on a rewireable fuse box or a 1990s plastic split-load board with a single RCD; a full RCBO metal consumer unit is from £550. See the EICR cost guide for how we price a report and EICRs in Newham for the borough page.

East Ham wiring: what usually comes up

Four findings account for most of the reports we write in E6. First, the loft and rear-extension conversion. A very high share of Burges Estate and Wall End houses have had a loft room and a full-width rear extension added, often by a builder who took the new sockets off whichever cable was nearest. The typical result is a downstairs ring that now serves the kitchen, the extension and the garden, with spurs off spurs and no RCD on the new work — a C2 and a straightforward fix, usually a new circuit from the board from £180 rather than a rewire. Second, room-by-room lets. Where a house has been let as an HMO, each bedroom tends to have picked up a wall heater, an extra double socket and sometimes a cooking ring on a 13 A plug, and the diversity the original ring was designed for no longer holds; we look for warm terminals and browned faceplates and often recommend a second ring or a dedicated radial for the kitchen. Third, the 1960s and 1970s rewire that a lot of these houses had — early PVC cable that is still serviceable, but on a board with no RCD and often with the earth missing from the lighting circuit, which means metal light fittings and switches are a C2 until the circuit is corrected or the fittings changed to Class II. Fourth, shared supplies in converted houses along the Barking Road and High Street North, where a shop below and two flats above run from one cut-out; a landlord’s board and separate sub-mains from £350 each is the fix, and we can arrange separate metering with the network operator.

E6 landlords, HMOs and Newham licensing

Newham licenses every privately rented home in the borough under its selective scheme, with an additional licence for smaller HMOs, so a satisfactory EICR under five years old is a licence condition as well as the national rule. The penalty for a missing or unsatisfactory report is up to £40,000 per breach since 1 May 2026, the report must reach the tenant within 28 days and the council within seven days of a request, and the licence application itself now asks for the certificate. We issue the report on the day, quote any remedial work with it, and re-issue the satisfactory certificate after the work at no extra charge. The landlord compliance checklist covers everything the licence inspector will look for, including the mains-interlinked alarms and PAT records that Newham’s HMO conditions add; EICR renewal timing and what to do at a change of tenancy are covered separately.

Frequently asked questions

Do you cover Upton Park, Wall End and the Beckton side?

Yes — all of E6 from Green Street across to the Barking border and south to the A13, including the newer estates towards Beckton. Neighbouring pages: Forest Gate E7, Stratford E15, Plaistow E13, Beckton and Manor Park E12 have their own pages, Poplar covers the Tower Hamlets side of the River Lea, and the Newham EICR page covers the borough. Barking and Dagenham is outside our normal area but we quote for the streets immediately over the border on request.

Can you do an EICR the same week for a Newham licence application?

Usually inside the week, and same-day where a licence deadline, a council inspection or a tenancy start is the reason for the call. The report is emailed the same day and is accepted by Newham’s private rented sector licensing team as issued.

My house still has an old fuse box with wire fuses — will it fail the EICR?

Not on its own: a rewireable board is a C3 (improvement recommended) if the circuits are otherwise sound. It becomes a C2 (unsatisfactory) when, as in almost every E6 house we see, the sockets and bathroom have no RCD protection. The fix is a new metal RCBO consumer unit from £550 labour, normally done in a morning, and we re-issue the satisfactory certificate the same day.

Is there parking?

Most of E6 around High Street North, the station and the Boleyn end of Green Street is in a Newham CPZ during weekday hours; the Burges Estate and Wall End streets are largely free. We use a visitor permit where the property has one, otherwise the actual parking cost is added at the end and we tell you which before the visit. No parking charge for evening or weekend appointments outside CPZ hours.
