What we do in E7
Forest Gate is one of the most consistent housing stocks we work in: large Victorian and Edwardian terraces, three and four storeys on the Woodgrange Estate and two-and-a-half everywhere else, a high share of them split into flats in the 1980s and 1990s or let room-by-room as HMOs to people commuting from the Elizabeth line. That makes the landlord EICR the job we do most in E7: from £140 for a conversion flat, from £180 for a whole terrace on 9–12 circuits, from £300 for a licensed HMO. Newham’s selective licensing scheme is borough-wide, so almost every private let in Forest Gate needs a licence, and the licence conditions add PAT testing of supplied appliances and mains-interlinked smoke and heat alarms to the five-yearly EICR. Second is fault finding in the older houses — an RCD that trips when it rains (usually the outside light or the shed feed), a dead upstairs lighting circuit, a socket that has browned at the faceplate — from £108. Third is the fuse board replacement that follows most first-time EICRs here, because a surprising number of E7 terraces still have a rewireable Wylex board or an early split-load unit with one RCD; a full RCBO board is from £550. See the EICR cost guide for how the price is set and EICRs in Newham for the borough page.

Forest Gate wiring: what usually comes up
Three findings cover most E7 reports. First, the 1980s flat conversion — one incoming supply, a landlord’s board in the hall cupboard feeding two or three flats through sub-mains in ordinary twin-and-earth, and often no RCD on the top flat. It is a C2 on the report and the fix is a board per flat from £550 each plus a proper sub-main from £350; where the supply is shared we can also arrange the separate meters with the network operator. Second, the extended kitchen. Many Woodgrange and Capel Road houses have had a side-return or rear extension, and the kitchen circuit was extended by a builder rather than an electrician — spurs off spurs, a cooker on the ring, no RCD for the new sockets. A dedicated cooker circuit is from £180 and the ring is usually salvageable. Third, original lead-sheathed or early PVC lighting cable in the houses that were never rewired, which shows as low insulation resistance on the upstairs lights and is a partial-rewire conversation, not a board change. The one E7-specific extra is the garden: long gardens backing onto Wanstead Flats mean sheds, summer houses and garden offices on a cable that was buried without armouring — that is the usual cause of an RCD tripping in wet weather and the fix is a proper SWA feed from £250, covered on the outbuilding EICR page.
E7 landlords, HMOs and Newham licensing
Newham licenses privately rented homes across the whole borough — a selective licence for ordinary lets and an additional licence on top for smaller HMOs — so a satisfactory EICR under five years old is not only the national rule but a licence condition checked on application and renewal. The penalty ceiling for a missing or unsatisfactory report is £40,000 per breach since 1 May 2026, the report has to reach the tenant within 28 days and the council within seven of a request, and licence applications now ask for the certificate up front. We issue the report on the day, quote the remedial work with it, and re-issue a satisfactory certificate after the work at no charge. The landlord compliance checklist lists everything the licence will ask for; EICR renewal timing is covered separately.
Frequently asked questions
Do you cover Manor Park, Upton Park and the Wanstead Flats side?
Yes — all of E7 including the Woodgrange Estate, Upton and Green Street, and the E12 streets of Manor Park up to the Romford Road and Little Ilford. Neighbouring pages: Leytonstone, Leyton and the Newham EICR page; Stratford E15 and E20 and Manor Park E12 have their own pages.
Is the Woodgrange Estate conservation area a problem for a rewire?
Not for the electrics. Conservation-area rules cover the outside of the house — windows, doors, roofs, the front elevation — and do not restrict internal wiring, a new consumer unit or an EV charger on the side wall. The only external item we sometimes need to route carefully is the EV cable to the front, and we run it in black conduit or through the wall to keep it out of sight.
How quickly can you do an EICR for a Newham licence application?
Usually inside the week, and same-day if a licence deadline or a council inspection is the reason for the call. The report is emailed the same day and is accepted by Newham’s licensing team without change.
Is there parking?
Most of E7 around the station and Woodgrange Road is in a Newham CPZ during the day; the streets nearer Wanstead Flats are generally free. We work from a visitor permit where the property has one or add the actual parking cost at the end — we tell you which before the visit. No parking charge for evening or weekend appointments outside CPZ hours.
