What we do in E11

Leytonstone is a mix of larger Victorian and Edwardian houses on the Bushwood and Wanstead Flats side, and tighter terraces around Cann Hall and Harrow Green, so the work splits in two. On the Bushwood side it is owner-occupier upgrades: consumer unit replacements from £550 labour-only where a 1980s board is running a house that has since gained a loft, a side-return kitchen and an induction hob; full and partial rewires when a survey turns up rubber cable or a 1960s installation; and new circuits for loft rooms and garden offices — see our rewire cost guide and how long a rewire takes. EV chargers are common along Bushwood and the avenues off it because the houses have driveways. On the Cann Hall and High Road side it is landlord work: converted flats and per-room lets that need an EICR for Waltham Forest’s selective licence, and the shared-supply and bathroom-RCD problems that come with them. Flats above the High Road shops usually have the meter and the board in the shop’s back room — we sort the access before the visit. If the power is actually off, our emergency electrician Waltham Forest page covers urgent response.

Edwardian houses in E11: what usually comes up

Three findings account for most of what we write up in Leytonstone. First, a board that predates the extensions — a single 30 mA RCD (or none) now feeding a loft shower, a kitchen with three high-load appliances and an outside socket, so one earth fault anywhere blacks out the house. Second, mixed-generation wiring: the original rewire from the 1960s on the ground floor, a 1990s loft, and a recent kitchen, with junction boxes under floors that nobody can find — that is an FI (further investigation) on the report until it is traced, and we explain what each code means in EICR codes explained. Third, no main bonding to gas and water after a boiler move or a kitchen plumbed in plastic. A board change with RCBOs, new tails and bonding clears the first and third in a day; the second is a half-day of tracing and is usually cheaper than people fear.

E11 landlords: Waltham Forest licensing and the 28-day clock

Waltham Forest’s selective licensing scheme asks for a satisfactory EICR at application. Since 1 May 2026 the penalty ceiling for breaching the Electrical Safety Regulations is £40,000 per breach, and an unsatisfactory report gives you 28 days to complete remedials and get written confirmation. We issue the report on the day and quote remedials from the schedule. For converted houses along the High Road and Cann Hall Road, EICRs for leasehold flats and communal areas explains who is responsible for the hall lighting and the landlord’s supply, and the landlord compliance checklist covers everything else the council will ask for. Borough-wide context is on electrician Walthamstow.

Frequently asked questions

Do you cover Wanstead Flats, Cann Hall and the Forest Gate border?

Yes — all of E11 plus the E7 side of Cann Hall Road and the Wanstead edge. Neighbouring pages: Leyton, Walthamstow, Hackney Wick and Bow.

Can I have an EV charger on a 60 A supply?

Often yes with a load-managed charger (Ohme, Easee, Zappi and most Tesla Wall Connectors can be capped), and always yes after a UKPN fuse upgrade to 100 A, which is free in most cases but takes 2–6 weeks to book. We check the cut-out and tails at survey and tell you which route you’re on before quoting.

Our house is in the Browning Road or Bushwood conservation area — does that affect the electrics?

Only external work: charger position, outside lights and any cable run visible from the street. Internal rewires and board changes are unaffected; we route external cables to keep them off principal elevations.

Is there parking?

Most of central E11 is a CPZ on weekdays; Bushwood and the avenues mostly have driveways. Tell us the zone when you book; a driveway or visitor permit saves you the parking cost we would otherwise have to add.
