What we do in E17

Walthamstow is one of our busiest postcodes, and the work splits along the housing stock.

Most of E17 is Victorian and Edwardian terraces — the grid of streets either side of Hoe Street, around Lloyd Park and out towards Higham Hill. Nearly all were rewired once between the 1970s and the 1990s, and a large share still sit behind the board that went in at the time. Consumer unit replacements and landlord EICRs are the daily job here.

Then there are the Warner half-houses, which are unlike anything else we work on. Thousands of them across E17: a single house built or converted as two self-contained maisonettes, each with its own front door, stacked one above the other. They are the best thing about Walthamstow and the most common source of the reports we write, for reasons set out further down this page.

Blackhorse Lane and St James Street have changed completely. The old industrial estates have gone over to new-build blocks and converted warehouse units, so alongside the period work we do capacity jobs — EV charge points, extra circuits, showers — on boards with no spare ways, plus communal-area reports for managing agents.

The High Street market, Hoe Street and the Wood Street parades keep us in commercial EICRs, shop fit-outs and three-phase fault-finding. Borough-level pricing sits on the EICR Waltham Forest page; this one is the E17 detail.

Warner half-houses: what we find

If you own or rent a Warner maisonette, this is the section that matters. A Warner is one building containing two separate homes, and the electrical arrangement almost never matches that cleanly.

One original supply, split later. Plenty were built or first wired with a single intake and were split into two supplies years afterwards, sometimes properly and sometimes not. We regularly find the upstairs maisonette fed from a board in the downstairs hallway, or a tail run between the two dwellings with no isolation of its own. That is a genuine problem rather than a paperwork one: you cannot safely work on your own installation if the means of isolation is behind someone else’s front door, and it is coded accordingly.

Cables crossing between the two homes in the roof space. The loft is usually one continuous void over both dwellings, and lighting or immersion circuits often wander across it. On an EICR that means part of your installation is not in your property, which has to be recorded and — where it matters — put right.

Meter positions shared in one cupboard. Common, and fine in itself, but it makes access and isolation something to arrange rather than assume, particularly when the two halves are owned by different people.

Main bonding done once, for one half. The gas and water come into one part of the building, the 10mm bonding was fitted to serve whichever installation was being worked on at the time, and the other half has nothing. It is one of the most frequently coded C2s in E17 and one of the cheapest to clear.

Where a proper separation is needed, we survey it, price the board split and the supply work, and deal with the meter operator. The board split and supply guide sets out what that costs and who has to do which part.

E17 wiring: what else comes up

A sound 1980s rewire behind a board that has aged out. The standard Walthamstow terrace. The PVC cable tests well, but it lands in a plastic-cased unit with rewireable fuses or a split-load board where one RCD covers the whole house. That is a C2 on the socket and bathroom circuits, and the fix is an RCBO consumer unit from £550 labour — not a rewire. We test first and quote after.

Loft conversions wired by whoever was on site. E17 has had an enormous run of loft conversions and rear extensions. We find spurs off ring finals feeding whole new rooms, shower circuits on undersized cable and no Building Control notification anywhere. That has to be tested and certified before it will pass, and it is a common reason a Walthamstow sale stalls.

Capacity in the new blocks. Off Blackhorse Lane and around St James Street the installations are usually sound and the question is space — a board with every way used, and a charge point, a shower or a kitchen circuit to add. We check the supply capacity and tell you at survey whether it needs a larger board or a word with the network operator.

Landlords in Walthamstow

E17 has a very large private rented sector and Waltham Forest is an active borough on licensing — check the council’s current scheme for your street before you let, because a property can need a licence here that would not need one elsewhere in London. Separately, and regardless of licensing, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require every rented home to hold a satisfactory EICR at least every five years, with a copy to the tenant within 28 days and to the council within seven days if they ask.

A house let to five or more people forming two or more households needs a mandatory HMO licence, and the licence conditions pull the alarm system and the communal areas into scope alongside the individual rooms. We issue the report the same day as the visit and quote remedial work separately, so you can decide what to do with it. See the landlord EICR page and the HMO EICR guide.

Walthamstow Village and the conservation areas

Around Orford Road, the church and the older lanes the constraint is the fabric rather than the regulations. We plan routes around original plaster and joinery, lift and relay floorboards rather than cutting them, and chase as little as possible. Anything visible outside — a meter box move, an external light, a charge point on a front elevation — is worth checking against the conservation area rules before it goes up. Tell us at quote stage and we will work the routes out properly instead of on the day.

Walthamstow electrician — common questions

How quickly can you get to E17?

Emergencies in Walthamstow are usually same day — we are about fifteen minutes away from N15. Booked work such as an EICR, a board change or a set of downlights is normally within the same week, with a two-hour arrival window rather than a whole morning.

What does an EICR cost in Walthamstow?

A Warner maisonette or a converted flat with its own board is from £140. A three-bed Victorian terrace is usually nine to twelve circuits, so from £180 labour-only. Anything with extensions, a loft conversion and an outbuilding gets a quick circuit count over the phone first. The report comes by email the same day with every observation coded and explained in plain English. The EICR cost guide has the London table by property size.

My Warner flat shares a fuse board with downstairs. Is that a fail?

It depends on exactly how it is arranged, but it is very often coded. The test is whether you have a safe, accessible means of isolating your own installation without needing access to someone else’s home. If you do not, it needs putting right, and we will price the separation rather than just write it up. Ring with the postcode and we will tell you what we usually find on that street.

My board is an old Wylex with fuse wire. Does it have to be replaced?

Not automatically, but in practice almost always. A rewireable board with no RCD protection on the socket or bathroom circuits will be coded C2, and the report stays unsatisfactory until it is cleared. An RCBO consumer unit from £550 labour clears it and gives per-circuit protection, so a fault in the garden no longer kills the whole house.

Are your prices really labour-only?

Yes, and we say so up front because plenty of quotes do not. The figures above cover our time and the certification. Boards, cable, accessories and fittings are charged separately at trade cost and listed on the quote before work starts, so the final number holds.
