What we do in E10

Leyton is two-storey Victorian terraces, a large share of them split into two flats or let by the room, which shapes the work. The biggest single job type is the landlord EICR — Waltham Forest has run borough-wide selective licensing since 2015 and renews it, so nearly every let in E10 needs a licence and a satisfactory report under five years old. We do EICRs from £140 for flats and quote remedials from the schedule the same day. Second is consumer unit replacement from £550 labour-only, because a lot of Leyton flats were converted in the 1990s with a split-load board that no longer protects the bathroom or the outside socket. Third is the owner-occupier work that follows a house being bought and knocked through: kitchen extensions and loft rooms off Francis Road need new circuits, and buyers’ surveys regularly turn up the original 1960s rewire that is now due again — see our rewire cost guide and how long a rewire takes. EV chargers are less common than in Chingford because most of E10 is on-street parking, but the new builds along Lea Bridge Road and the houses with a paved front garden do get 7 kW units. If the power is actually off, our emergency electrician Waltham Forest page covers urgent response.

Victorian conversions in E10: what usually comes up

Three findings account for most of what we write up in Leyton. First, a shared supply that was never properly split — a house converted into two flats where the ground-floor board still feeds the hall light and the upstairs immersion, so neither flat can be isolated on its own. That is a C2 and often a licensing sticking point; EICRs for converted flats and communal areas explains who pays for what. Second, no RCD protection on socket circuits in a 1990s board, which is the single most common C2 across the borough and is cleared by a board change. Third, bathroom electrics — a shower pull-cord or fan on a lighting circuit with no RCD, or a socket within reach of the bath from a DIY conversion. Kitchen extensions add a fourth: a ring that was extended through a junction box under the floor with no earth continuity. A board change with RCBOs, proper bonding and a tidy-up of the extended ring clears all of these in a day.

E10 landlords: Waltham Forest licensing and the 28-day clock

Waltham Forest’s selective licensing scheme means the council asks for a satisfactory EICR at application and can inspect. Since 1 May 2026 the penalty ceiling for breaching the Electrical Safety Regulations is £40,000 per breach, and an unsatisfactory report gives you 28 days to complete remedials and get written confirmation. We issue the report on the day and quote remedials from the schedule. Per-room lets need the fire alarm and emergency lighting looked at alongside the EICR; the landlord compliance checklist covers everything the council will ask for, and EICR at change of tenancy covers the timing question. Borough-wide context is on electrician Walthamstow.

Frequently asked questions

Do you cover Lea Bridge, Leyton Marshes and the Hackney border?

Yes — all of E10 plus the E5 side of Lea Bridge Road. Neighbouring pages: Leytonstone, Walthamstow, Hackney Wick, Clapton and Homerton.

My flat has a fuse board in the downstairs hall — can I still get my own EICR?

Yes. We test the circuits that serve your flat and note the shared board as a limitation with a recommendation to separate it. If you own the freehold jointly, separating the supplies is usually the right remedial and we quote it with the report.

How quickly can you do an EICR for a licence application?

Usually within the week, often next day. The report is issued on the day of the visit as a PDF the council portal accepts.

Is there parking?

Most of E10 is a CPZ on weekdays and match days around Brisbane Road are restricted. Tell us the zone when you book; a visitor permit saves you the parking cost we would otherwise have to add.
