What we do in E4
Chingford is 1930s semis and detached houses, mostly owner-occupied, with driveways, which makes it the most EV-heavy part of Waltham Forest we work in. EV charger installation from £450 labour-only is the most-asked-for job — the catch is that a lot of E4 houses are still on a 60 A cut-out fuse with a 1970s board, so the charger job often becomes a board change and a UKPN supply upgrade first. Consumer unit replacement from £550 labour-only is the second job: interwar houses were typically rewired once in the 1970s or 80s and that board — a Wylex with rewirable fuses or a first-generation MCB unit with no RCD — is now running a house with a loft conversion, a conservatory, an outdoor kitchen and a hot tub. Third is garden and outbuilding work: the long E4 gardens have summer houses and garden offices on an extension lead that should be an armoured cable and a sub-board — see does an EICR cover outbuildings. Rewires come up when a house is bought from an estate after decades in one family; our rewire cost guide and how long a rewire takes set out what to expect. Landlord EICRs are a smaller share than in Leyton or Walthamstow but Waltham Forest’s selective licensing still applies to lets here. If the power is actually off, our emergency electrician Waltham Forest page covers urgent response.

1930s houses in E4: what usually comes up
Three findings account for most of what we write up in Chingford. First, the 1970s board with no RCD — rewirable fuses or early MCBs feeding everything including the bathroom and the garden, which is an immediate C2 on any EICR and the reason a board change is the most common job here. Second, the supply itself: a 60 A cut-out with 16 mm tails that was fine for a gas-heated semi in 1975 and is now asked to carry an electric shower, an induction hob, a tumble dryer and a 7 kW charger — an EV charger is usually what triggers the UKPN fuse upgrade conversation, and we handle the application. Third, outbuildings on the wrong cable: a summer house or garage fed by twin-and-earth clipped along a fence, no RCD, no isolation, sometimes via the outside socket. Add-ons since the 1980s — a conservatory, a loft, an en-suite — are the usual source of the junction-box mysteries that end up as FI codes; EICR codes explained covers what each one means for you.
E4 landlords and sellers
Lets in Chingford fall under Waltham Forest’s selective licensing scheme like the rest of the borough, and the same 1 May 2026 rules apply: a £40,000 per-breach ceiling under the Electrical Safety Regulations and a 28-day clock on remedials after an unsatisfactory report. We issue the report on the day. The more common E4 question is from sellers — a buyer’s surveyor flags the 1970s board and the solicitor asks for an EICR before exchange; we can usually do that within the week and quote the board change alongside so you have a number for the negotiation. When an EICR needs renewing and the landlord compliance checklist cover the rest. Borough-wide context is on electrician Walthamstow.
Frequently asked questions
Do you cover Highams Park, Chingford Hatch and the Enfield border?
Yes — all of E4 including Highams Park, plus the N9 and N18 side of the Lea Valley. Neighbouring pages: Walthamstow, Leyton, Leytonstone, Tottenham and Wood Green.
Can I have an EV charger on a 60 A supply?
Often yes with a load-managed charger (Ohme, Easee, Zappi and most Tesla Wall Connectors can be capped), and always yes after a UKPN fuse upgrade to 100 A, which is free in most cases but takes 2–6 weeks to book. We check the cut-out and tails at survey and tell you which route you’re on before quoting — full model and price detail is in the EV charger guide.
Can you run power to my garden office or summer house?
Yes — armoured cable from the main board to a small sub-board in the outbuilding with its own RCD protection, from £350 labour depending on the run. We also install the sockets, lighting and heating inside and certify the lot.
Is there parking?
Most of E4 outside Station Road and the Mount is unrestricted and almost every house has a driveway, so there is no parking cost to add. Tell us if you are in one of the small station CPZs.
