What we do in N9 and N18
Edmonton is the closest area to us after Tottenham and the one with the highest share of private renting in Enfield borough, so the work is dominated by landlord EICRs. Enfield Council runs a selective licensing scheme across the Edmonton wards and a borough-wide additional licensing scheme for HMOs, and both require a satisfactory Electrical Installation Condition Report under five years old with the licence application — we do them from £140 for flats and from £180 for the three- and four-bed terraces on the Bury Street and Church Street grids, with the report issued on the day. Second is consumer unit replacement from £550 labour-only: a large number of the Victorian and Edwardian terraces between Fore Street and the Lea were split into flats in the 1980s and 90s with a shared supply and a board per flat, and the boards fitted then — plastic, split-load, one RCD covering everything or none at all — are the single most common C2 we record. Third is the estate and new-build work: rewires and additional circuits in ex-council houses being brought back into use, and snagging and EV points at Meridian Water and the newer blocks along Montagu Road. See our rewire cost guide and EV charger guide for the numbers behind those.

Edmonton houses: what usually comes up
Three findings account for most of what we write up here. First, the converted terrace with a shared supply: two or three flats hanging off one cut-out, tails run through a neighbour’s hallway, and no way to isolate one flat without the other — a C2 on the report and, when the freeholder wants it fixed, a sub-main job from £350 per flat. Second, boards without RCD protection on the Edmonton Green and Fore Street estates’ ex-council houses, which were rewired in the 1970s and never touched since — the board change from £550 clears it. Third, bathroom and kitchen circuits added by previous tenants in the room-let houses along Bury Street: showers on a 6 mm cable with a 40 A breaker, cooker outlets spurred from a ring, sockets in bathroom zones. We put every one of these on the schedule with a location and a code so the landlord can see what actually needs doing, and we quote the fixes the same day rather than as a percentage of the EICR price.
N9 and N18 landlords and licensing
If your property is in one of the Edmonton wards you almost certainly need a selective licence from Enfield Council on top of the electrical safety rules that apply to every private let in England. Both routes want the same thing: a satisfactory EICR under five years old, a copy to the tenant within 28 days, and any C1 or C2 remedials done within 28 days of an unsatisfactory report. Since 1 May 2026 the penalty ceiling for the electrical rules is £40,000 per breach — see EICR fines for landlords. We issue the report on the day of the inspection, issue a separate remedial quotation, and re-issue a satisfactory report after the work at no charge. If the tenancy is changing hands, this guide covers what has to be given to the new tenant.

Frequently asked questions
Do you cover Ponders End, Enfield Highway and Meridian Water?
Yes — all of N9 and N18, plus EN3 along the Hertford Road and the Meridian Water development. Neighbouring pages: Tottenham, N17, Palmers Green, Southgate and Wood Green.
Can you do the EICR for my Enfield selective licence application?
Yes. We issue the report as a PDF the same day in the standard format the council’s licensing team accepts, and if it comes back unsatisfactory we quote the remedials so you can submit both with the application.
My flat shares a supply with the one downstairs — is that a fail?
It is usually coded C2 if there is no means of isolating your flat independently, or if the shared tails are undersized or unprotected. The fix is a new sub-main from the intake to a board in your flat, from £350 labour. If the two flats have separate meters but one cut-out, we can advise on a UKPN supply split.
Is there parking?
Most of residential N9 and N18 is unrestricted or in a short-hours CPZ; around Edmonton Green and Angel Edmonton there is a permit zone in the day. Tell us the street and we will arrange a visitor permit or park on the A1010 — there is no parking surcharge.
