Need an electrician in Southgate? F & A Electrical covers all of N14 — Southgate Circus and the Chase Side shops, Southgate Green and The Bourne, Oakwood and the Bramley Road side up to Cockfosters, Osidge and Chase Road, and the roads around Grovelands Park down to the Winchmore Hill border — from our base in Tottenham N15, about twenty minutes via the A10 and the A111, with same-week appointments as standard. NICEIC registered, 9.32/10 from 242 reviews, minimum charge £108 (£90 + VAT), every price labour-only. Call 07407 627542 or WhatsApp for a fixed quote.
What we do in N14
Southgate is 1930s semis and detached houses built around the Piccadilly line, overwhelmingly owner-occupied, most of them with driveways, which makes it — with Chingford — the most EV-heavy area we cover. EV charger installation from £450 labour-only is the most-requested job, and the recurring complication is the supply: a 1930s house on a 60 A cut-out with the original 1970s board is not ready for a 7 kW charger, so the job often becomes a board change and a UKPN fuse upgrade first, which we handle. Consumer unit replacement from £550 is second: the interwar houses were rewired once, thirty to fifty years ago, and the board fitted then has no RCD. Third is the house being extended — kitchen-diners, loft rooms, garden offices at the end of the long Oakwood gardens — with new circuits from £180 and an outbuilding supply from £350. EICRs here are more often for sellers and buyers than landlords, from £140 for a flat and from £180 for a semi; see the EV charger guide for model and price detail and the rewire cost guide for when a board change is not enough.

1930s houses in N14: what usually comes up
Three findings cover most Southgate reports. First, the board with no RCD — rewirable Wylex fuses or first-generation MCBs feeding the bathroom, the kitchen and the garden — C2, cleared by a board change. Second, the supply: 60 A cut-out, 16 mm tails, and a house that now runs an electric shower, an induction hob, a tumble dryer and wants a charger; a load-managed charger (Ohme, Easee, Zappi and most Tesla Wall Connectors can be capped) gets round it in the short term, and a free UKPN upgrade to 100 A, booked two to six weeks ahead, solves it properly. Third, the extension circuits: the 1990s kitchen extension spurred off the original ring, the loft with a mini board in the eaves, the garden office on a length of twin-and-earth clipped to the fence rather than armoured cable — each of which goes on the schedule with a code and a fix price. Old rubber-insulated wiring turns up in a few unmodernised houses around Southgate Green and The Bourne, and where it does the honest answer is a rewire rather than a board change.
N14 sellers, buyers and landlords
Most EICR requests in Southgate come from a house sale: the buyer’s surveyor flags the old board and the solicitor asks for a report before exchange. We can normally do that inside the week and quote the board change alongside so you have a figure for the negotiation rather than a retention. Landlords with flats above the Chase Side shops or in the blocks along Bramley Road need a satisfactory EICR under five years old like every private let in England — £40,000-per-breach ceiling since 1 May 2026, report to the tenant within 28 days — and HMOs anywhere in Enfield need an additional licence. Southgate is outside the borough’s selective licensing wards. Report on the day, remedial quote with it, satisfactory re-issue after the work at no charge; EICR renewal timing is covered separately.

Frequently asked questions
Do you cover Oakwood, Cockfosters and Winchmore Hill?
Yes — all of N14 including Oakwood, the Enfield side of Cockfosters (EN4) and the N21 side of Winchmore Hill and Grange Park. Neighbouring pages: Palmers Green, Edmonton, Wood Green and Tottenham.
Can I have an EV charger on a 60 A supply?
Often yes with a load-managed charger, and always yes after a UKPN fuse upgrade to 100 A, which is free in most cases but takes two to six weeks to book. We check the cut-out and tails at survey and tell you which route you are on before quoting.
My house is in the Southgate Green conservation area — does that matter?
Only for anything on the outside of the building. Internal work — rewires, board changes, new circuits — needs Part P certification, which we provide, and nothing from planning. An external charger or socket on a front elevation is worth a quick check with Enfield’s planning team; we site them discreetly.
Is there parking?
Almost every house in N14 has a driveway and most streets outside the Southgate Circus and Oakwood station CPZs are unrestricted, so there is no parking cost to add. Tell us if you are in one of the small station zones.
