What we do in N3, N12 and N2

Finchley is one of the most consistently interwar parts of north London, and the work follows the housing almost street by street. Between Ballards Lane and Nether Street, and out along Hendon Lane, East End Road and Squires Lane, the stock is 1930s semis and detached houses — most rewired once in the 1970s or 80s and still sitting behind the board that was fitted at the time. Consumer unit replacements and landlord EICRs are the everyday call here. Around Church End, Long Lane and the East Finchley end of the High Road there are Edwardian and late-Victorian terraces, a good number of them split into two or three flats, which brings fault-finding on shared supplies, separate boards per flat and communal-area reports.

Along Ballards Lane, Regents Park Road and the approach to Finchley Central there are purpose-built 1930s mansion blocks, where the flat’s own board is often fine but the landlord’s supply, risers and communal lighting have never been tested. North Finchley around Woodside Park, Friary Park and the High Road N12 adds post-war blocks and newer flat conversions that are now old enough for their first proper EICR. And the shopping parades — Ballards Lane, Tally Ho corner, the High Road and East Finchley High Road — keep us in commercial EICRs, shop fit-outs and three-phase fault-finding. Borough-level pricing sits on the EICR Barnet page; this one is the Finchley detail.

Finchley wiring: what usually comes up

Four findings account for most of the reports we write in N3 and N12.

A 1970s or 80s rewire behind an original-era board. This is the classic Finchley semi. The PVC cable itself often tests perfectly well, but it terminates in a plastic-cased Wylex or MEM unit with rewireable fuses, or a split-load board with one RCD covering everything. That earns a C2 on the socket and bathroom circuits, and the fix is normally an RCBO consumer unit from £550 labour — not a rewire. We test first and quote after, so nobody is sold a rewire they do not need.

Missing or undersized main bonding. In houses where the gas and water services were altered during a kitchen or bathroom refit — very common along Nether Street, Woodhouse Road and the Squires Lane streets — the 10mm bonding to the incoming gas and water often never went back on, or is still the old 6mm. It is one of the cheapest C2s to clear and one of the most frequently coded.

Loft conversion and extension circuits added on the quiet. Finchley has had a long run of loft conversions and rear extensions, and a fair number were wired by whoever was on site rather than by a registered electrician. We find spurs off ring finals feeding whole new rooms, shower circuits sharing an undersized cable, and no Building Control notification. That has to be tested and certified before it will pass, and it is the single most common reason a Finchley sale gets held up.

Garden offices and outbuildings off the back gardens. The long plots running down towards the Dollis Brook are full of garden rooms and converted garages, plenty of them fed by a buried cable with no SWA, no RCD at the supply end and no earthing arrangement worth the name. Our guide to what an EICR covers in the garage, shed or garden office explains where the responsibility sits.

Conservation areas and period houses

Parts of Finchley sit inside conservation areas — Church End in N3, Woodside Park Garden Suburb and Finchley Garden Village among them, with Hampstead Garden Suburb just over the boundary in N2 and NW11. That rarely affects the wiring itself, but it does affect what goes on the outside of the building: external lighting, EV charge points on a front elevation, meter box relocations and satellite or CCTV brackets can all need a word with Barnet’s planning team first. We work to surface-free finishes indoors where the plaster is original, chase carefully in lath-and-plaster ceilings, and lift and relay floorboards rather than cutting them. If you are in a listed building, tell us at the quote stage so we can plan the routes properly.

Landlords and HMOs around Finchley Central

The flat conversions clustered around Finchley Central and West Finchley stations, and the larger houses off Ballards Lane let room by room, mean a steady stream of landlord work. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 every rented home in Barnet needs a satisfactory EICR at least every five years, and a copy goes to the tenant within 28 days and to the council within seven days if they ask. A house let to five or more people forming two or more households needs a mandatory HMO licence, and the licence conditions bring the alarm system and the communal areas into scope as well as the flats. We issue the report the same day as the visit and quote any remedial work separately so you can decide what to do with it. See the HMO EICR guide for what licensing inspectors actually ask for.

Shops, salons and offices on the High Road

Ballards Lane, Tally Ho corner and the High Road N12 are solid parades of small commercial units — barbers, salons, cafés, takeaways, estate agents, clinics. Most need a commercial EICR every five years, or every three if the lease or the insurer says so, and a good number of the older units have a three-phase supply feeding a board that has been extended piecemeal over twenty years. We price commercial reports per circuit rather than per property, test out of trading hours where it suits you, and can do the PAT testing on the same visit. Full detail is on the commercial EICR cost page.

Nearby areas we cover

We also cover Whetstone and Totteridge N20, Friern Barnet and New Southgate N11, Mill Hill NW7, Hendon NW4 and Golders Green NW11 on the same pricing — ring and ask. Finchley electrician — common questions

How quickly can you get to N3 or N12?

Emergencies in Finchley are usually same day — we are twenty-five minutes away on the A406 outside rush hour. Booked work such as an EICR, a board change or a set of downlights is normally within the same week, and we will give you a two-hour arrival window rather than a whole morning.

What does an EICR cost for a Finchley semi?

A standard three-bed 1930s semi in N3 or N12 usually comes in at nine to twelve circuits, so from £180 labour-only. A converted flat with its own board is from £140. Both include the full report by email the same day, with every observation coded and explained in plain English rather than just a list of codes. The EICR cost guide has the full table by property size.

My board is an old Wylex with fuse wire. Does it have to be replaced?

Not automatically — but in practice, almost always. A rewireable board with no RCD protection on the socket or bathroom circuits will be coded C2 on a report, and once you have a C2 the report is unsatisfactory until it is cleared. An RCBO consumer unit from £550 labour clears it and gives you per-circuit protection, so one fault in the garden no longer kills the whole house. We test before quoting so you know exactly what is driving the cost.

Can you fit an EV charger on a Finchley driveway?

Yes. Most Finchley houses have off-street parking, which makes them straightforward — from £450 labour for a 7 kW unit, plus the charger itself. We handle the DNO notification to UK Power Networks and the Building Control notification. If your board is already full or there is no spare capacity, we will tell you at the survey rather than on the day.

Do you work on flats in the mansion blocks on Ballards Lane?

Regularly. The flat’s own installation is the leaseholder’s responsibility and the risers, intake and communal lighting are the freeholder’s, so it is worth being clear which report you actually need before booking. Our leasehold flat and communal areas guide sets out where the boundary sits and who pays for what.

Are your prices really labour-only?

Yes, and we say so up front because a lot of quotes do not. The figures above cover our time and certification. Boards, cable, accessories and fittings are charged separately at trade cost and listed on the quote before any work starts, so the final number holds.
