Common causes of fuse board tripping include: an overloaded ring final circuit (too many appliances on one socket ring), a faulty appliance with damaged insulation causing earth leakage, water ingress into a bathroom or outdoor circuit, a failing RCD or RCBO, or a damaged kitchen circuit cable. What does C1, C2 or C3 mean on an EICR?

What we actually get called out for in Hackney

The work here is shaped by the housing stock. Hackney has an unusually high proportion of Victorian and Edwardian conversions that were split into flats in the 1970s and 80s, and a lot of ex-local-authority blocks that were rewired once and never touched again. That produces a predictable set of problems:

Rewireable fuse boards still in service — wooden-backed and cartridge-fuse boards are still turning up in conversions around Amhurst Road and Cazenove Road. They have no RCD protection and will fail an EICR on a C2.

The buildings we work in

Roughly speaking, Hackney splits three ways for electrical work. Period conversions (most of E8, E5 and N16) usually need earthing and bonding brought up to date and a modern dual-RCD or RCBO board. Ex-council blocks (Homerton, Hackney Wick, Woodberry Down’s older phases) tend to have sound distribution but tired accessories and no RCD on lighting. New-build and converted-warehouse flats around Hackney Wick and Fish Island are usually compliant but come with landlord obligations from day one.

Landlords: why the cheapest quote in Hackney is the expensive one

Search for an EICR in Hackney and you will find certificates advertised at £69 to £129. We charge from £140 and we are not going to pretend that is the lowest number on the page. Here is what sits behind the difference.

An EICR at that price cannot pay for the time a proper inspection takes. What gets skipped is the destructive testing — actually taking the front off the consumer unit, pulling a sample of accessories, and doing insulation resistance and earth loop impedance tests circuit by circuit. A visual-only inspection will not find a borrowed neutral, a missing earth on a lighting circuit, or a bathroom without supplementary bonding. Those are C2 codes. Miss them and the certificate says "Satisfactory" on a property that is not.

Since 1 November 2025 the maximum penalty for failing to meet the Electrical Safety Standards in the Private Rented Sector Regulations is £40,000 per breach — raised from £30,000 by SI 2025/1043 and reinforced by the Renters’ Rights Act provisions in force from 1 May 2026. A certificate that was never going to stand up to scrutiny is not a saving of £70; it is a £40,000 exposure plus the cost of the remedial work you did not know you needed.
