How fast can we get to you in Islington?

Landlords: why the cheapest quote in Islington is the expensive one
Search for an EICR in Islington and you will find certificates advertised at £69 to £129. We charge from £140 and we are not going to pretend that is the lowest number on the page. Here is what sits behind the difference.
An EICR at that price cannot pay for the time a proper inspection takes. What gets skipped is the destructive testing — actually taking the front off the consumer unit, pulling a sample of accessories, and doing insulation resistance and earth loop impedance tests circuit by circuit. A visual-only inspection will not find a borrowed neutral, a missing earth on a lighting circuit, or a bathroom without supplementary bonding. Those are C2 codes. Miss them and the certificate says "Satisfactory" on a property that is not.
Since 1 November 2025 the maximum penalty for failing to meet the Electrical Safety Standards in the Private Rented Sector Regulations is £40,000 per breach — raised from £30,000 by SI 2025/1043 and reinforced by the Renters’ Rights Act provisions in force from 1 May 2026. A certificate that was never going to stand up to scrutiny is not a saving of £70; it is a £40,000 exposure plus the cost of the remedial work you did not know you needed.

Are you NICEIC approved?
Yes. F & A Electrical is NICEIC approved, which means our work is assessed annually against BS 7671 and our certificates are accepted by every London council, letting agent and mortgage lender we have dealt with.
Do you charge a call-out fee on top?
No. The £108 minimum charge (£90 + VAT) covers the visit and the first hour on site. If the job runs longer we tell you before the hour is up, not after.
Are your prices inclusive of materials?
No — every price we quote is labour only. Materials are itemised separately and confirmed with you before we buy them. It is the only honest way to price electrical work, because a consumer unit for a two-bed flat and one for a six-bed HMO are not the same part.
Will a rewire damage the cornicing in a listed or conservation-area property?
It should not. We plan cable routes through floor voids, existing chases and cupboard backs first, and we will show you the intended route before we lift anything. Where a chase is unavoidable we cut it clean and make good.
My buyer’s solicitor has asked for an electrical certificate. What do I need?
An EICR on the whole installation, plus the certificate for any notifiable work done since 2005. We can usually turn an EICR around within 48 hours if the sale is under time pressure.
