What happens when a solicitor flags the EICR
Conveyancing solicitors increasingly request the seller’s EICR before exchange. The three most common reasons we get the panic call:
- The current EICR is “unsatisfactory” — C1, C2 or FI codes have to be cleared before completion.
- The current EICR has expired — solicitors want one less than 5 years old (and ideally less than 1 year old at exchange).
- There is no EICR on file — the seller never had one done, and the buyer’s solicitor won’t release funds until one exists.
Any of those can stall exchange. The fix is usually 24–48 hours of focused work, not a multi-week project.
Our same-day conveyancing process
From your first call to satisfactory cert in the solicitor’s inbox, the process runs in four stages:
- Hour 0–1: Phone triage. You call, we ask for the property address, the solicitor’s reference, a photo of the current consumer unit (if accessible), and the report (if there is one). We confirm fixed price and arrival window.
- Hour 1–8: Attendance. We arrive in the agreed window with full test equipment. Inspection runs 90 minutes to 4 hours depending on property size. If remedials are needed, we quote them at fixed prices before leaving site — no surprise bills.
- Hour 8–24: Remedial work (if needed). Most C1/C2 remedials are clearable in one return visit. Common: replace consumer unit, supplementary bonding, fix damaged accessories, replace tripping RCDs, install missing earthing.
- Hour 24–48: Satisfactory cert in solicitor’s inbox. NICEIC-certified Electrical Installation Condition Report, signed satisfactory, with copies of all remedial certificates. Sent direct to you and to the solicitor’s email — solicitor-ready format with NICEIC registration number and contractor stamp.

Conveyancing EICR FAQ
Can you really attend same day?
On weekdays, yes — most calls before 11am get an afternoon slot, calls between 11am–2pm get next-morning. We keep two same-day slots ringfenced every weekday for conveyancing emergencies. Saturday/Sunday emergencies attract a £150 weekend surcharge.
What does the solicitor actually need?
A satisfactory EICR less than 5 years old (most commercial mortgage lenders prefer less than 1 year). The PDF needs NICEIC certification, sequential cert number, contractor stamp, and “satisfactory” tick on the front page.
What if the property fails badly and remedials take longer than 48 hours?
We agree a fixed re-attendance date with you on inspection day. Most C2 cases clear within 48 hours; full rewires take 3–7 days but conveyancing lenders will usually accept “remedial works in progress with fixed completion date” as a temporary undertaking, letting exchange proceed.
Can you invoice my solicitor or estate agent directly?
Yes — many solicitors prefer to roll the EICR cost into completion via a disbursement. Just give us the solicitor’s name and reference at booking. 7-day invoice terms.
What if the buyer’s surveyor disagrees with the EICR?
This happens — surveyors sometimes flag things the EICR didn’t (or vice versa). We’re happy to do a no-cost call with the surveyor to walk through findings and resolve disputes. Saves arguments at exchange.
