F & A Electrical covers the whole of the E8 postcode — Dalston, Hackney Downs, London Fields, Broadway Market, Shacklewell, Queensbridge and the Kingsland Road corridor — for domestic, landlord, HMO and commercial electrical work. We are based at Ten 87 Studios, Markfield Rd, Tottenham N15, which is a straight run down the A10 through Stoke Newington; about 20 to 25 minutes outside the rush, longer when Stamford Hill is backed up, and we would rather tell you that than promise you a number. NICEIC Approved, Part P registered, working to the current edition of BS 7671. Checkatrade rated 9.32/10 from 242 reviews. Call 07407 627542 or 07500 721453.
This is the page for the postcode as a whole. If you want the detail on one neighbourhood, we have separate pages for Dalston, Hackney Central, London Fields and Haggerston, and a borough-wide page for Hackney.
What we do across E8
- EICRs — landlord reports, pre-purchase reports, HMO and block work, with the remedials quoted line by line rather than lumped together.
- Fuse board and consumer unit replacement — the single most common job in E8, because the postcode is full of sound 1980s and 90s rewires sitting behind boards that have aged out.
- Earthing and main bonding — put right at the same visit as the board, not booked as a second job.
- Fault finding — tripping RCDs, dead circuits, nuisance trips that only happen when it rains.
- Rewires, full and partial — Victorian terraces, flat conversions, loft rooms that were never notified.
- Additional circuits — showers, cookers, garden offices, outbuildings.
- EV charger installation — where there is off-street parking and the supply will take it.
- Commercial — the shop parades, three-phase for kitchens and bars, emergency lighting and fire alarm testing on the hospitality units.

What we actually find in E8 wiring
- A main earth clamped to a water pipe that is no longer metal. This is the top C1 we write across the whole patch and E8 is no exception — a terrace where the water service was renewed in blue plastic at the boundary, while the earth clamp stayed on the short metal stub inside the wall. It looks correct and connects to nothing. We have written it up in full on no main earth — what does it mean on an EICR?.
- Main bonding undersized or missing. 6 mm² where 10 mm² is wanted, and gas bonding missed entirely after the meter was moved to an external box.
- Houses cut into flats on one intake. The big Victorian and Edwardian houses off Mare Street, Graham Road, Richmond Road and Queensbridge Road were divided decades ago. One supply, sub-mains run in twin-and-earth clipped up the common stair with no fire-rated fixings, and no means of isolating one flat without going into another. It fails as soon as someone fits an electric shower.
- Aged-out boards behind sound wiring. Plenty of E8 stock was properly rewired in the 1980s and 90s. The cable is fine; the board is a rewirable or split-load unit with no RCD on half the circuits. That is an RCBO board from £550, not a rewire, and we will say so.
- Flats above shops on the shop’s circuits. Kingsland High Street, Dalston Lane, Mare Street, Broadway Market and the Ridley Road frontages: one intake cupboard behind the shop, stair lighting and sometimes landing sockets fed from the shop’s supply. The stair dies when the shop switches off at night, and any emergency lighting up there never charges. The landlord’s supply has to be separate and permanently live.
- Warehouse and live-work conversions. Along the Kingsland Road and the railway side of Haggerston, former industrial units converted to flats, often on a three-phase supply split informally between units. Capacity and record-keeping, more than condition.
- Undocumented loft conversions. Loft room spurred off a first-floor circuit, no RCD, no Building Control record. The absence of paperwork becomes the buyer’s problem years later, not the builder’s.
- Water in the outside circuits. Garden lighting, shed sub-mains and outside sockets fitted without an RCD or proper glands, on the long back gardens that run down towards the railway and the Regent’s Canal arm.
In E8 the postcode is not the borough
E8 sits entirely in Hackney, which makes it simpler than most of our patch — but the reverse is not true, and it catches people out. Hackney as a borough also takes in N1 streets around De Beauvoir, N16 in Stoke Newington and Shacklewell, E5 in Clapton and E9 in Homerton. So an address a few minutes from Dalston Junction can be the same council and the same rules on a completely different postcode.
Why that matters: the postcode decides nothing about your certificate. Part P notification goes through our registered scheme, not through the council. What the borough decides is which licensing scheme applies to a rented property, which Building Control office holds the record of past work, and which planning department to ask about anything on the outside of the building. Give us the full postcode and we will tell you which of those you are dealing with before we start.
Conservation areas in E8 — what they do and don’t control
Hackney has conservation areas threaded right through this postcode, including Graham Road and Mapledene and Dalston Lane West. The honest position, which a lot of quotes get wrong in both directions:
- Unlisted house in a conservation area: nobody controls the electrics inside it. Rewire it, move the board, add circuits — that is Part P through our scheme and nothing to do with planning.
- Outside the same house: external work can be controlled — a meter box move, a frontage cable, an external EV point, a security light — and where an Article 4 direction is in force, permitted development rights for external alterations are removed, so it gets checked with Hackney first. Article 4 directions are drawn street by street; there is no national list.
- A listed building: different again. Internal work can need listed building consent, and the permitted development right for a wall-mounted EV charge point does not apply within the curtilage of a listed building at all. Listed building consent has no application fee and an eight-week determination, so doing it properly costs time rather than money. The method, and what heritage does and doesn’t change, is on our listed building and conservation area rewire page.
What heritage changes is the route the cable takes, not the standard it has to meet. There is no heritage exemption from Part P or BS 7671.
Landlords and HMOs in E8
E8 is dense rented stock — divided houses, flats above shops, purpose-built blocks and a lot of sharers. Private rented homes need an EICR at least every five years with remedial work done within 28 days or sooner if the report specifies, and HMOs carry extra duties on top, including fire alarm and emergency lighting regimes that are separate from the EICR, not part of it.
On licensing we will not guess: Hackney’s schemes change, and the boundaries are not always borough-wide. Check the council’s current scheme for your street before you apply, and if an EICR is a condition of the application, get the remedials priced at the same time so you are not applying twice.
More on the duties: landlord EICR regulations, HMO EICR London, HMO electrical compliance and EICR Hackney. If a solicitor has flagged it on an exchange, same-day EICR is usually possible where we have a slot — and we say so when we haven’t.
Commercial work in E8
The shop and hospitality parades we work on most: Kingsland High Street and Dalston Lane, Ridley Road market and the units around it, Broadway Market, Mare Street, Queensbridge Road and the Kingsland Road run down towards Haggerston. Typical jobs are three-phase supplies and distribution for commercial kitchens and bars, extract and refrigeration circuits, emergency lighting commissioning and annual testing, fire alarm maintenance, and commercial EICRs priced per circuit rather than per square foot.
Two practical points for anyone taking on a unit here. A commercial EICR on a restaurant fit-out that has been through four tenants will find undocumented additions behind the counter every time — budget for remedials, not just the report. And on the market frontages, the landlord’s supply for the flats above has to be properly separated from the unit’s, which is the cheapest thing in the world to sort at fit-out and an expensive argument later. Also worth knowing PAT testing is a separate regime from the EICR — a different certificate for different equipment.

E8 FAQ
How quickly can you get to E8?
It is about 20 to 25 minutes from our base in Tottenham N15 down the A10, and we can usually offer same-day where we have a slot. If we haven’t got one we will tell you rather than book you in and move you. For a genuine emergency — burning smell, water into a board, a dead supply — say so when you call and we will work out who can get there.
My EICR failed. Does that mean a rewire?
Usually not. In E8 the most common fails are the earthing at the intake, missing or undersized bonding, and a board with no RCD protection — all of which are fixable in a visit for a few hundred pounds, not a rewire. A rewire becomes the answer when the circuit protective conductors are missing in the fixed wiring itself, or when the cable is rubber or lead-sheathed. We tell you which of those you have before quoting. See EICR codes explained and what a C2 means.
Can I have an EV charger on a Victorian terrace in E8?
Only if you have off-street parking. We cannot fit a wall point for a car parked on the street, and we will not run a cable across a public footway — cross-pavement channels are a council scheme, not something an electrician installs on their own say-so. Where there is a driveway or a yard, the question becomes whether the supply and the board will take another 7 kW circuit, which we check at the intake.
The flats in my block share one meter cupboard. Can you still work on mine?
Yes, but access and isolation have to be arranged with the freeholder or managing agent in advance, because the board or the isolator is often outside your front door. Tell us at the quote stage and we will build the booking around it rather than turn up and find a locked riser. EICRs on leasehold flats and communal areas covers who is responsible for what.
Do you do landlord paperwork for an agent?
Yes — reports go out as PDFs the same or next day, with the remedials quoted separately so the agent can get a decision from the landlord without a second visit to price anything.
Is the quote fixed?
The labour and certification figures are. Materials are itemised, so you can see what a board or an accessory costs rather than having it buried in a single number. If we open something up and find more than we quoted for, you hear about it before we carry on, not afterwards.
