EICR codes explained — what affects the cost
An EICR is rated satisfactory or unsatisfactory based on the codes the inspector assigns. The codes don’t change the inspection price, but they determine whether you need additional remedial work:
- C1 — Danger present. Immediate risk of injury. The EICR is unsatisfactory until fixed. Typical remedial cost: £50–£250.
- C2 — Potentially dangerous. Urgent remedial work required. The EICR is unsatisfactory until fixed. Typical remedial cost: £85–£500 per item, or £550–£950 for a full consumer unit replacement (which usually clears multiple C2s in one job).
- C3 — Improvement recommended. Does not make the report unsatisfactory. Many landlords budget for these at the next major rewire.
- FI — Further investigation required. Fails the EICR until investigated. Typical further-investigation cost: £150–£400.

Landlord EICR — what the law requires
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every private rented home in England requires a satisfactory EICR every 5 years, with a copy given to the tenant within 28 days of inspection. HMOs (Houses in Multiple Occupation) require annual EICRs plus fire-alarm and emergency-lighting certification.
Failure to comply can result in fines up to £40,000. The most active enforcement boroughs in London are Hackney, Tower Hamlets, Southwark, Brent, Newham and Lambeth.

What makes an EICR more or less expensive?
Factors that push the price up:
- Property size and circuit count. Each additional circuit takes 5–15 minutes to test.
- Property age. Pre-1990s installations often have hidden junctions and difficult-to-access cabling that takes longer to verify.
- HMO complexity. Locked rooms, shared circuits and multi-tenant access require coordination.
- Commercial use. Three-phase circuits, kitchen extractor fans and EPOS supplies each add inspection time.
- Heritage/listed buildings. Working around period features without lifting protected floorboards takes more care and longer.
- Same-day priority service. Adds £50 to the standard EICR price.
Factors that keep the price down:
- Recently rewired or modern consumer unit. Less time on supplementary bonding and earthing checks.
- Empty / unfurnished property. Faster access to sockets, joists and cable routes.
- Single-circuit studios. Inspection wraps in under 90 minutes.
- Batch booking. Multiple properties on the same trip get a reduced per-property rate.
How long does an EICR last?
- Domestic rental: 5 years
- Licensed HMO: 1 year
- Commercial premises: 5 years (or as specified by insurer)
- Industrial premises: 3 years
- Owner-occupied: recommended every 10 years (no legal requirement, but most insurers and conveyancing solicitors prefer one less than 10 years old)
The 2026 EICR renewal wave — book before the rush
A very large share of UK EICRs fall due for renewal during 2026 — the five-year anniversary of the April 2021 deadline that made electrical safety checks mandatory for every private tenancy in England. Hundreds of thousands of certificates issued in the 2021 scramble expire this year, and councils are not waiting for tenant complaints: many now issue Civil Penalty Notices of up to £40,000 without going to court.
What the renewal wave means for pricing is simple: as diaries fill through the year, some firms’ "from" prices creep up. Ours doesn’t. Are there any hidden charges?
No. Our EICR price is a flat fee that includes inspection, testing, full report, digital copy and NICEIC certification. No call-out fee, no fuel surcharge, no time-on-site billing.
What if the property fails the EICR?
We quote any C1/C2 remedial work on the spot at a fixed price. You’re under no obligation to have us do the remedials — you can take the report to another contractor. But same-day return for remedials is part of our standard offer.
Can I pay after the report is issued?
For landlord, conveyancing and commercial customers — yes, invoice with 7-day terms. For private domestic — usually pay-on-completion via card, bank transfer or cash.
Do you charge extra for evenings or weekends?
Standard EICR appointments run 8am–6pm Mon–Fri. Weekend or evening appointments incur a £50 surcharge. Genuine emergency callouts run on the emergency rate (£60+VAT per half-hour outside hours).
What if I have multiple flats in the same building?

Why £79 EICRs cost more in the end
A proper EICR on even a small flat takes 90 minutes plus reporting time. At £79 that’s below London trade cost, so the business model relies on something else: volume remedial work. The pattern we see repeatedly when landlords bring us second-opinion reports:
- Vague C2 codes with no location or circuit reference — designed to justify a remedial quote, not describe a fault.
- “Unsatisfactory” verdicts on cosmetic issues that are actually C3 (improvement recommended — does not fail the report).
- Remedial quotes of £400–£900 delivered with the report, with pressure to book immediately.
- Inspections completed in under 45 minutes — physically not enough time to test every circuit properly.

The 5-minute pre-inspection check that saves landlords money
Around 40% of the C2 codes we record are things a landlord could have fixed beforehand for pennies. Before your inspection:
- Check every socket faceplate — cracked or loose faceplates are an automatic C2.
- Look at the fuse board cover — missing blanks or screws are coded.
- Remove plug-in adaptors and extension leads wired into walls — improvised wiring gets coded immediately.
- Check bathroom fittings — a standard pendant light in a bathroom zone is a common C2.
- Test your RCD button — if it doesn’t trip, that’s a C2 and a likely fail.
Failed your EICR? The remedial timeline
An unsatisfactory report is not a crisis — it’s a scoped to-do list. The law gives you 28 days (or sooner if the report specifies) to complete C1 and C2 remedials and obtain written confirmation. C3 items are advisory only. The process:
- Read the observations page — every code should reference a specific circuit or location.
- Get an itemised remedial quote (we quote per-item so you can see exactly what each fix costs).
- Complete the work within 28 days and get the confirmation certificate.
- Supply both documents to your tenant within 28 days, and to the council within 7 days if they ask.
Fines for non-compliance now run up to £40,000 per breach in some boroughs, and councils can issue penalties without going to court.
EICR cost FAQ
Is the EICR price per property or per fuse board?
Per installation. A property with two consumer units (common in converted flats) takes longer and costs more — tell us when booking and we’ll quote accurately upfront.
Do you charge extra for same-day or weekend EICRs?
Weekend slots are available for landlords between tenancies at the same labour-only rates, subject to availability. Book ahead for changeover days.
Does the price include fixing faults found?
No EICR price anywhere includes remedials — anyone bundling “free remedials” has priced them into an inflated certificate fee. We itemise remedial work separately so you only pay for what your report actually needs.
How long is the certificate valid?
Five years for rentals, unless the inspector sets a shorter interval. New tenancies don’t require a new EICR if a valid one exists — you just supply a copy to the new tenant.
Is VAT included in your prices?
Prices shown are labour-only. VAT is added at 20% — we’re VAT-registered and every invoice is itemised.
