This is the postcode page. If you want the wider Tottenham picture — the High Road Historic Corridor, Bruce Castle, the conservation areas and the divided Victorian houses off Lordship Lane and St Ann’s Road — that is on our Tottenham electrician page, which covers N15 and N17 together. This page is about what is specific to N17: the estates, the regeneration, the industrial edge along the Lea, and the fact that a street away to the north you are in a different borough.

What we find in N17 wiring

The main earth on a water pipe the water company has renewed. This is the top serious finding across the whole patch and N17 is where we see it most, because so much of the housing here dates from before plastic water services and so many of those services have since been swapped at the boundary. The earthing clamp is still on the incoming pipe, looking perfectly respectable, and the earth goes nowhere. If a report has told you there is no main earth, read what that actually means — the short version is that a new fuse board on its own does not fix it.

Undersized or missing main bonding. 6 mm² where 10 mm² is wanted, gas bonding missed entirely after a meter went out to an external box, or a clamp sitting too far from the meter. Cheap to put right while we are there; a C2 on its own if nobody does.

Communal intake rooms on the estates. Around Northumberland Park, White Hart Lane and Broadwater Farm there is a great deal of ex-council stock, much of it now right-to-buy leasehold. The pattern is familiar: the meter and sometimes the board sit in a communal cupboard or riser outside the flat, so means of isolation is behind a door you do not control, and the landlord’s and leaseholder’s responsibilities meet somewhere in the middle of the job. We arrange access and isolation with the freeholder or managing agent before the visit rather than discovering it on the morning. Where a damp brick cupboard has been corroding the tails and the earthing clamp for twenty years, that goes on the report with a photograph.

Houses cut into flats on one original intake. The bigger houses off Lordship Lane, Park Lane and the High Road were divided decades ago. One supply, flat twin-and-earth sub-mains clipped up the common stair with no fire-rated fixings, no per-flat isolation, no records. It holds until someone fits an electric shower.

Aged-out boards behind sound old rewires. A lot of the Victorian and Edwardian terraces around Bruce Grove, Scotland Green and the West Green side were rewired once in the 1970s or 80s. The cable usually tests fine. What is failing the report is the board — rewirable fuses, or one 30 mA RCD covering half the circuits and nothing on the lighting. That is an RCBO board from £550, not a rewire, and we will say so rather than quote for the bigger job.

Loft conversions with no paperwork. Very common, and almost always spurred off a first-floor circuit with no RCD and no Building Control record. Findable, fixable, and worth sorting before a sale rather than during one.

Water in the long back gardens and the marsh-edge circuits. Towards Ferry Lane, the Lee Navigation and Tottenham Marshes the ground never really dries out. Buried flat twin-and-earth to sheds, lighting and pumps, unglanded joints, no RCD at the supply end — we price those on circuit count after a look rather than over the phone.

Regeneration N17 — the opposite job

Large parts of N17 are new or being rebuilt, and the work there is nothing like the terraces. Tottenham Hale and Hale Village are blocks and apartments from the last fifteen-odd years. At High Road West, Haringey is redeveloping the Love Lane estate with Lendlease — the first phase includes 61 new council homes at 100 Whitehall Street and the former Whitehall and Tenterden Centre site, expected to complete in 2028, alongside the purchase of more than 500 homes in a development on the High Road to the north of the estate. The Tottenham Hotspur stadium and the units around it have reshaped that whole stretch of the High Road.

In all of that stock the installation is generally sound and certificated. The constraints are different:

Which borough am I in? N17 and the Enfield boundary

N17 is wholly in Haringey — but the postcode stops, and the borough with it, along the northern edge towards N18 Edmonton, which is Enfield. On some streets up there the boundary is the obvious thing and on others it is not, and people genuinely do not know which council they are dealing with.

It makes no difference at all to the certificate. Part P notification goes through our own registered competent person scheme, not the council, and the standard is BS 7671 wherever the property sits. What it decides is which licensing scheme applies to a rented property, which Building Control holds the record of past work, which planning department to ask about anything on the outside of the building, and which conservation area designation covers the street. Give us the full postcode when you ring and we will tell you which side of the line you are on before anything else. For the Enfield side, see our Edmonton electrician page.

Landlords and HMOs in N17

Under the Private Rented Sector regulations every private rented home needs a satisfactory EICR every five years, with a copy to the tenant within 28 days of the inspection; licensed HMOs are inspected a good deal more often than that in practice, and remedial work flagged as C1 or C2 has to be done within 28 days — or sooner if the report says so. A C1 is the definition of sooner.

N17 has one of the highest concentrations of rented and shared housing in the borough, so this is most of what we do here. Licensing schemes change, and they are drawn by area rather than by postcode: check the council’s current scheme for your street rather than relying on what was true a couple of years ago. What we can tell you is what an inspector will ask for and what it costs to get there — see landlord EICR regulations, HMO EICRs and HMO electrical compliance.

The other recurring N17 landlord job is the flats above the shops on the High Road, Bruce Grove and the White Hart Lane parades. One intake cupboard behind the shop, stair lighting for the flats fed off the shop’s circuits, so the stairs go dark when the shop switches off at night and any emergency lighting never charges. The landlord’s supply for the common parts has to be separate and permanently live. Emergency lighting is its own regime and not part of the EICR — see our emergency lighting certificate page.

Commercial and industrial work in N17

N17 is not only housing. The Northumberland Park and Brantwood Road estates, the units along Willoughby Lane and the studio and workshop buildings off Markfield Road and Vale Road — where our own base is — are light industrial, trade counter and maker space, much of it on three-phase supplies with distribution boards that have been extended by whoever was there at the time. Commercial EICRs here are quoted per circuit after a survey, not by floor area, because the circuit count is the work. We also do PAT testing, which an EICR does not cover, and the retail and food units on the High Road almost always need remedials budgeted alongside the report — a takeaway that has been through several tenants has undocumented additions behind the counter every time.

One honest operational note: on a Spurs matchday the High Road north of Bruce Grove is best avoided, and the roads around the stadium close. If your slot clashes we will tell you up front and move it rather than leave you waiting in.

N17 electrician — common questions

How quickly can you get to N17?

We are on Markfield Road in N15, which is about ten minutes from most of N17, so for genuine emergencies it is often within the hour. We hold same-day slots most weekdays for non-urgent work — if we have one we will give it to you, and if we do not we will say so rather than book you in and move you later. Out of hours runs at £60 plus VAT per half hour on top.

Can you do a same-day EICR for a sale?

Usually, if you ring early. You get the report and a separate priced quote for anything coded C1, C2 or FI, so your solicitor has a figure to work with rather than an open question. See same-day EICR London.

My flat is on an estate and the board is in a cupboard on the landing. Can you still work on it?

Yes, but we need access to it arranged before we come. If it is a leasehold ex-council flat the cupboard is usually the freeholder’s, so the managing agent books the access and the isolation. Tell us when you ring that the board is outside the flat and we will sort that out as part of the job — it is the single most common reason a visit to an estate flat has to be rebooked.

Do I need a full rewire on a Tottenham terrace?

Often not. Most of this stock was rewired once in the 1970s or 80s and what has aged out is the board, not the cable. We test first — insulation resistance, continuity, polarity, earth fault loop impedance — and tell you which it is. If the cable is sound you want an RCBO board from £550 with the earthing and bonding corrected alongside it. Where we find rubber or lead-sheathed cable, round-pin accessories or cloth flex at the ceiling roses, that is a rewire and we will say so plainly.

Can I have an EV charger if I park on the street?

Not a wall-mounted point. A charge point needs your own off-street parking, a garage, a hardstanding or an allocated bay you have permission to use. We will not run a cable across a public footway or fit a point that only works with a trailing lead over the pavement. Cross-pavement channels exist but they are a council scheme, not something an electrician installs on their own initiative — ask Haringey whether one operates on your street.

Who notifies Building Control?

We do, through our registered competent person scheme, for the notifiable work we carry out. You get the certificate and the notification follows automatically. More on what Part P certification actually is.
