Need an electrician in Stepney or Mile End? F & A Electrical covers the whole strip between Whitechapel and Bow — Stepney Green, Stepney Way and the Ocean Estate, Mile End Road and the Queen Mary campus, Mile End Park and the Regent’s Canal blocks, Ben Jonson Road, Limehouse Fields and the Commercial Road edge — from our base in Tottenham, with same-week appointments as standard. NICEIC registered, 9.32/10 from 242 reviews, minimum charge £108 (£90 + VAT), every price labour-only. Call 07407 627542 or WhatsApp for a fixed quote.
What we do in E1 and E3
This is the most estate-heavy patch in Tower Hamlets, and most of our work here is in council-built and housing-association blocks — the Ocean, Cleveland, Stifford and Limehouse Fields estates, the Mile End Road and Burdett Road slabs — where the jobs are landlord EICRs on right-to-buy flats now privately let, consumer unit replacements from £550 labour-only where a 1970s board has no RCD, storage-heater and immersion faults, and remedials after a cert-mill report coded the whole flat C2; see consumer unit replacement in Tower Hamlets. Around Stepney Green, Tredegar Square and the Mile End Victorian streets it’s period-house work — kitchen and loft circuits, rewires in converted flats, garden supplies and EV chargers where there is a forecourt. Along the canal and Mile End Park it’s 2000s–2020s leasehold blocks with electric-only heating, block bookings for managing agents, and the occasional whole-building earthing problem. Around Queen Mary it’s student HMOs. If the power is actually off, our emergency electrician Tower Hamlets page covers urgent response.

E1/E3 landlords: selective licensing and the 28-day clock
Tower Hamlets runs selective licensing across a large part of the borough, and its scheme was extended into further wards in 2024–25 — Stepney Green, Mile End and their neighbours are among the areas where every private let, not just HMOs, may need a licence, so check the council’s ward map for your address. Licence conditions expect a satisfactory EICR under 5 years old at application and evidence appliances are safe. The 2020 Regulations apply whether or not you are licensed: EICR every 5 years, a copy to each new tenant before they move in (see what to do at a change of tenant), remedials within 28 days of an unsatisfactory report, and since 1 May 2026 civil penalties up to £40,000 per breach under the Renters’ Rights Act. Leaseholders in the estate blocks and the canalside developments should read the leasehold flat EICR guide for where the flat’s inspection ends and the freeholder’s landlord-supply inspection begins. Start with our landlord compliance checklist.
Why Stepney and Mile End call us
Tottenham N15 base, A12 or the A10 through Hackney straight down to Mile End Road, no East-End travel premiums. NICEIC registered, so certificates are genuine and notifiable work is signed off properly. We know the estate boards — the Wylex standard, the Crabtree C50, the MEM 2-way with the missing cover — and we carry the parts to fix most C2s on the first visit. We book whole-block runs through Tower Hamlets Homes, housing associations and managing agents so residents are disturbed once. Fixed labour-only quotes before we start, materials at cost, and the same electrician returning for remedials. Neighbouring pages: Whitechapel, Bethnal Green, Bow E3, Poplar & Isle of Dogs and the borough page electrician Tower Hamlets.
Frequently asked questions
How much does an electrician cost in Mile End?
Minimum charge £108 (£90 + VAT) for small jobs; EICRs from £140; consumer unit replacement from £550; all labour-only with materials at cost. See the EICR cost guide.
Do you cover Stepney Green, Stepney Way and the Ocean Estate?
Yes — the whole of E1 east of Whitechapel and E3 west of Bow, including Stepney Green, Ben Jonson Road, Limehouse Fields and Mile End Park.
Can you do a student HMO EICR near Queen Mary before the September intake?
Yes — late summer is the busy season for E1 student lets, so book early. Book the void week and we will do the EICR, PAT on supplied appliances and any remedials in one visit.
My previous EICR coded everything C2 and quoted a £3,000 rewire. Is that right?
Often not. Over-coding is common from volume providers. Send us the report on WhatsApp and we will tell you which items are real C2s; a second-opinion EICR is £140.
How quickly can you come out?
Same-week as standard; same-day or next-day for tenancy starts, licence inspections and no-power faults where a slot is free.
