Trusted Electrician in North London

F & A Electrical is an NICEIC Approved Contractor working across North London — Haringey, Enfield, Barnet, Islington, Camden, Hackney and Waltham Forest. We are based at Ten 87 Studios, Markfield Road, Tottenham N15, so this is our own patch rather than a page we wrote to cover a map. EICRs, fuse board replacements, fault finding, rewires, extra circuits, EV chargers, and landlord and commercial work.

Part P registered, working to the current edition of BS 7671, City & Guilds Level 3, £5 million public liability cover, and 9.32 out of 10 from 242 Checkatrade reviews. Call 07407 627542 or 07500 721453.

“North London” covers a lot of ground and a lot of very different wiring. A 1900 terrace off Lordship Lane in Tottenham, a mansion-block flat in Camden, a 1930s semi in Mill Hill and a new flat on a heat network at Tottenham Hale have almost nothing in common electrically. So rather than describe them all at once, this page tells you what we do, what things cost, what we actually find — and then points you at the page for your own postcode, which goes into proper local detail.

Find your area

Every one of these is a real page about that area, not a list of keywords:

Haringey: Tottenham · N15 South Tottenham and Seven Sisters · N17 Tottenham Hale and Bruce Grove · N22 Wood Green and Bounds Green · N4 Finsbury Park · N6 Highgate
Barnet: Finchley · Mill Hill NW7 · Hendon and Golders Green · Edgware and Burnt Oak HA8 · Whetstone and Totteridge N20 · High Barnet EN5 · East Barnet EN4 · Friern Barnet N11

Enfield: Enfield Town · Edmonton · Palmers Green · Winchmore Hill

The complete list, including the east London boroughs, is on our London service areas page. If your postcode straddles a boundary — N11, N22 and HA8 all do — give us the full postcode and we will tell you which council you are dealing with before anything else happens.

Our electrical services in North London

EICRs and Landlord Certificates

Electrical Installation Condition Reports for landlords, homeowners, agents and solicitor-led sales. A rented home needs a satisfactory report at least every five years and at the start of a new tenancy.

Fuse Board Replacement

Modern RCBO consumer units, with the main earthing and bonding corrected in the same visit rather than noted down for somebody else. Notified under Part P through our own registration.

Fault Finding

Tripping RCDs, dead sockets, a dead lighting circuit, water in an outside circuit, a burning smell you cannot place. We attend, test, and tell you what it is before we price the fix.

Rewires and Extra Circuits

Full and partial rewires, plus single circuits for showers, cookers, kitchens, garages, loft rooms and garden offices, certified to the current edition of BS 7671.

Earthing and Bonding

Main earthing conductors, main protective bonding to gas and water, and TT conversions where the network cannot provide an earth. The most common serious fault we find in North London.

Fire Alarms and Emergency Lighting

Installation, testing and certification to BS 5839 and BS 5266 for HMOs, flats above shops and commercial premises.

Commercial

Shop and office fit-outs, three-phase intakes, distribution boards, lighting and planned maintenance along the North London parades and in the light industrial units.

Emergency Call-outs

Seven days a week for power failures, boards that will not reset and urgent faults. We tell you honestly whether we can be with you today, and say so if we cannot.

What our work costs

Standard labour is £90 per hour plus VAT and the minimum charge is £108 inc VAT; nothing we do is priced below it. Out of hours is £60 plus VAT per half hour on top.

What we actually find in North London houses

  1. A main earth clamped to a water pipe that is no longer metal. The water companies have renewed a great many services in blue plastic at the boundary and the clamp in the cupboard stayed where it was, which leaves the installation with no means of earthing at all. It is the most serious thing we find, in every borough, and what “no main earth” means explains it properly. A new board on a dead earth is a new board with the same problem.
  2. Main bonding missing, undersized, or left behind when the meter moved outside. 6 mm² where 10 mm² is wanted on a PME supply, or a gas bond still clamped to where the meter used to be. Main bonding cost in London sets out the sizes, the clamp positions and the prices.
  3. Aged-out boards behind sound wiring. Across the interwar semis of Barnet and Enfield and the Victorian terraces of Haringey and Hackney, the fixed wiring was often renewed in the 1970s or 1980s and still tests well. What has aged out is the board. That is a consumer unit from £550, not a rewire — and anyone quoting a rewire before testing the circuits has not looked.
  4. Big houses cut into flats on one original intake. Off Lordship Lane, St Ann’s Road, Mare Street, Graham Road, Green Lanes and a hundred other roads: twin-and-earth sub-mains up the common stair and no way for an upstairs tenant to isolate without getting into somebody else’s hallway.
  5. Loft conversions and extensions with no paperwork. Spurred off a first-floor circuit, no certificate and no Building Control record — which matters when you sell, and matters more where the postcode crosses a borough boundary and nobody is sure which council to ask.
  6. Flats above shops with the stair lighting on the shop’s supply. Standard along every North London parade, and it means the common parts go dark when the shop shuts off. EICRs for a shop with flats above covers how we test those honestly.
  7. New flats where the problem is capacity, not condition. At Tottenham Hale, Millbrook Park, Colindale and Brent Cross Town the installation is usually sound; what bites is no spare ways on the board, a meter in a communal riser you do not control, and EV charging being a permission question before an electrical one. On an all-electric heat-network flat there is no gas service to bond — correct, but it has to be written down on the certificate rather than left as a blank box.

Landlords and HMOs in North London

A rented home in England needs a satisfactory EICR at least every five years and at the start of a new tenancy. Any C1, C2 or FI makes the report unsatisfactory, and the remedial work is due within 28 days or sooner if the report specifies — a C1 is the definition of sooner. We hand over the report, a priced list of remedials, and a plain statement of what has to happen now rather than at the next inspection.

Licensing is each council’s own scheme and they differ, so check the current scheme for your street before you assume. HMO EICRs, smoke and heat alarm rules for landlords, PAT testing and emergency lighting cover the rest of the compliance set, and we will put several of them into one visit where the building allows it.

Why North London customers use us

We are local to it. The van is parked in Tottenham N15, not in a different county, and most of our work comes from within half an hour of it. That matters less for marketing than it does for the second visit — the one where a part is needed, or a tenant is in, or something has to be finished off.

We are an NICEIC Approved Contractor, Part P registered, working to the current edition of BS 7671, City & Guilds Level 3 qualified, with £5 million public liability insurance. Every job is tested and certified, and the certificate reaches you rather than sitting in a van. Our about page has the detail on qualifications and accreditations.

Need an Electrician in North London?

Call 07407 627 542 or 07500 721 453 and tell us the postcode, roughly when the property was built and what the board looks like — we can usually tell you on the phone whether you are looking at an inspection, a board, or a day on the earthing and bonding. First hour on site is £108 inc VAT and it comes off the job if you go ahead.

Questions we get asked

Do I need a rewire or just a new fuse board?

Usually a board, if the fixed wiring is sound. We test it first — insulation resistance, continuity, earth fault loop impedance — and the results decide it, not the age of the house. A rewire quoted without that testing is a guess.

How soon can you come out?

Often the same day within our core patch if we have a slot, and we will tell you straight away if we do not. We would rather give you a window we can keep than a number that sounds impressive on a website.

My EICR came back unsatisfactory. What now?

Get the coded items and the reasons, not just the verdict. We are happy to look at someone else’s report and tell you which items genuinely need doing in 28 days and which are C3 observations — and we will say so if we think something has been over-coded.

Do you cover the whole of London?

Our core patch is North and North-East London, where we can get to a job properly and come back if we need to. We also work the central EC and W1 postcodes. If you are further out, ring and ask rather than assume — we would rather tell you honestly than take a booking we cannot do well.

Also on this site

We also cover east London and the central London postcodes. Every question we get asked is answered with London prices on our electrical guides page, the area list is on London service areas, and the full list of what we do is on services.
